    IDK how big a pain it is up North, but down here being a landlord is another job. Unless you want a second job or have a multi-unit dwelling it's not really much profit.

    Nope. Remember, I live in northern Wisconsin, aside from waterfront property land isn't horrible. It's not cheap, cuz nothing is nowadays, but compared to many places around the country it's better

    ... is what's not being mentally processed by the majority any longer. We are not at a point where middle-aged adults have spent almost their entire teen/adult lives having been fed what to think via every commercial, app, and device they own. This math and common sense approach to how things work really is no longer part of common knowledge, so it is VERY important to point out. Once the divide is great enough between the ultra wealthy and working class we'll see the middle class completely removed from our society and from our economical structure.

    I would argue that the working class and the middle class are one and the same. I also hate that it's been so effectively ingrained that there are classes in the first place, and that if somebody is "doing better than you" they must inherently be evil or have stolen it from those below them. It's been a very effective tactic to keep people divided and focused on their fellow citizens rather than those usurping the power of the people and consolidating it in a single, bloated, federal organization.

    While this concept can be appealing, don't forget about the downsides...

    Courts and laws are on the tenants' side when disputes, etc. arise.

    Eviction is nearly impossible once you attempt to remove a tenant.

    Tenant can steal, remove, break, destroy and ruin property within the home and the home itself and have almost zero recourse.

    Insurance will fight tooth and nail to avoid paying the claims on above behaviors citing it's a criminal matter; yet cops and criminal courts will claim it's a civil matter thus leaving the loss/expenses to the home owner.

    Tax breaks for property ownership are starting to diminish. As the IRS increases the 'standard write off' amount (you know to 'help everyone' have a better life) the threshold for your write off of expenses, interest, and other costs associated w/owning a rental property diminish.

    Again, all of this steers benefit to the ultra wealthy and to those that own nothing and diminish incentive to move from 'middle class' to upper middle class.....

    It would have been more about not selling each condo at a ~$50k loss. But I'm really damn glad I didn't do it now that we have 3 kids. The only scenario where we could have made it work would have been if one of our brothers or another close family member wanted to rent it and that didn't pan out.

    My brother in law’s neighbors had renters in the house across the street from them. It took 11 months after they stopped paying rent to get them evicted. Tens of thousands of dollars in legal fees plus his time. When they finally left (after missing the date to be out three times), they dumped everything off the back deck in a pile - washer, dryer, fridge, stove, mattresses, junk furniture, all their garbage, months of dirty diapers, smashed the toilets after stopping up the plumbing with metal and trash, busted doors, smashed walls, etc.
    Took him an excavator and three dump truck loads to clear the back yard, and he’s having to strip the house to the studs and redo it too sell it. They won’t do shit to the ex-tenants.

    There’s no income that can convince me to be a landlord.

    I’ve thought about that too (all of that). Having a company rent it out for you (they also perform the credit checks) and pretty much assume all liability for a portion of it could be effective. I guess it depends on the renters you have. Making it a “rent to own” could be effective too. It gives the buyers a little time and make any work they do not feel like a complete waste of time and money on someone else’s investment.

    I dunno what Wisconsin is like, but bare land isn't too horrible here. A few months ago I was looking at a 160 acre quarter section in the Saddle Hills area that was going for $230,000. Bush property, undeveloped, backing onto crown land, nearest house was almost 8km away.

    house was on "Real property of one acre " out of the 24..

    We Always had some sort of crop growing even during winter month's ; tree farms of any kind in NH were big tax breaks.... Christmas trees

    planted when I was very young were still being propagated when Dad sold property 40 years later...:hattip:

    With @LarryDangerfield knowledge of "Beavers" ,any tree friendly to them would have him smiling all the way to the tax office o_O :D:D
