Flooring options on renovation

    So we purchased a second home as a rental property. House was built in the 1920’s and had carpet throughout the two bedrooms upstairs. I ripped the carpet out and found the original hardwood albeit not in the best condition but certainly not terrible. Everything feels solid. I think it would be a little too much effort to refinish, plus most of the planks were nailed through the face of the boards. I was thinking of doing a rigid core vinyl flooring over the top of the existing hardwood with a high quality underlayment. Just wanted to hear others thoughts if they have ran into this situation and the flooring they have chosen. Thanks.

    Looks a little rough to leave for a rental. Appears to have some patching done. My in laws had similar flooring and ended up tearing it all out and putting new subfloor down and then carpet / LVP in the rooms. They had some footing issues affecting the floor joists though. If the floor seems stable, and flat, then LVP is a good solution. If moisture is an issue the vapor barrier is best used directly on the ground beneath and the crawl space addressed, not over the inside wood floor.

    Thanks and yeah it’s on the second floor so no issues with moisture. And like I said surprisingly flat and solid given the age.

    I’ve laid thousands of feet of LVP. Buy the good stuff, not the cheap 2mil wear layer stuff. Lifeproof is not the best, but is really good quality and thick. Look for similar or better for durability.

    $3.69 a foot is spendy. I paid $2.58 a foot with a Black Friday deal for lifeproof flooring. Also got a deal for buying 1200 sq/ft pallet.

    A few years ago did our downstairs room with lvp from HD. It had a foam backing and didn’t require underlayment. I put it directly over concrete and a portion was tiled. $3/ft.
    Took a few days and pre-planning is key.
    That hardwood may clean up and be beautiful, but I’m jaded that renters would care for it.

    The mil thickness of the wear layer is generally the measure of a more durable floor. But style points count too. Anything over 12 mil is pretty good, but there are even thicker options, up to 30mil or so wear layers. Shaw, Smartcore and Lifeproof all have good thick wear layer options. Finding the best looking in the thicker mil combo for a a good strategy. Buying by the pallet can save money. Look for sales as well, get it under $3 a foot and you’re doing pretty good.
