    This sounds like a "Tell me you're from Fairfax w/o telling me you're from Fairfax" (or something similar) post. LOL. But yeah, I know what you mean. With that said...I purchased my first two houses at $63K and $72K, respectively; and fixed them up/sold them for a profit...so this one is a bit of a jump, but the market is what it is.

    I got SUPER lucky; somehow I got them to come down $20K in this crazy market AND all the big stuff (roof, septic, etc.) has been done.

    Which one is that? I'm looking to add something in 45 to my 1911 fleet that has more upgrades than my SA Milspec but does not break the bank and I keep running across TISAs love in all the forums now.

    We went for the 4000 series from Window World. Lifetime warranty. $11,400 OTD. They offer 18 months no interest. My dad used to work for them so I trust the quality and service. They offer a high quality window for a price that most other companies can't match.

    But to show you how messed up things are, in less than 10 years they have gone from around $200/window to around $700/window. Inflation is theft.

    That's insane. So I assume your cost is just for the windows and not install.
    Got a proposal for an AC replacement...unreal the cost compared to when I got it done on another home five years ago.

    It's a warehouse here that gets the stuff from Home Depot stores. They said it's from overstock, cancelled orders, etc. You go in, they pull it up on HD's site, and sell it for 40% less. 95% of it (some is store returns or demos) is brand new and they test it with you before you buy it.

    Also went from 285/70's to 295/70's (Ridge Grapplers). My 285's were cupped and sounded like mud terrains. That was a $1750 price tag.

    $600 worth of fluids and filters to service three of our rigs. Gotta do 60k on the Tundra (a big one), 96k on one Forester (basic service plus cabin air filter), and 240k on the other Forester (another big one).
    Still need to pick up a few things locally, and already have the oil for two of the rigs. I know what my next weekend will be busy doing…
