    I don't see VA loans as poor man's loans at all (I have used them myself), but if you can afford the up front cash required by a conventional loan you typically get a better deal.

    There's something behind all of the weird requirements. Why would the seller care what kind of loan you use? They get their money and after that, it's out of their hands. As @Jernik said, there may be a divorce or estate issue and the sellers just want to establish a price instead of actually selling the house. No matter what house you go with, get a good inspector to go over it with as fine a toothed comb as possible. If the seller is hiding something, you don't want to get stuck with the repairs after the sale. Often, the seller will show you the results of an inspection that they commissioned. Remember, that inspector was working for them, not you.

    Because the inspection aspect of them. Homeowner has to fix those things that show up on inspections before the sale. When we sold our house we knew we had to get the baths redone because the rot under the tubs. We did but there were some other minor issues that we just negotiated off the price instead of paying for to be fixed. I don't think a VA loan will do that, if a defect shows up it'll be fixed before it goes through.

    But even if I used a standard loan, I could be a stickler and insist that things get fixed before taking possession. I guess if a buyer was in that boat, the seller would just stop responding again? Why are we letting 6 year olds sell houses?

    Standard loan you have wiggle room, means you've been approved, bank ready to give you money and you see they some minor issues with gutters or something. you can negotiate with the owner. "Hey, I'm going to have to spend $500 on those gutters that got called out on the inspection, you can fix that or come off some cash."
    VA loan don't play that.

    Depends if they want to sell. I don't recall the correct terms but one was "As Is" meaning you accept whatever issues. There's a "Due Diligence" I think where the onus is on the seller to address the stuff that shows up in the inspection.

    Good example. When we sold our previous house we got an offer at about 10K under asking. We had in the listing as AS IS. Buyer puts earnest money down 10% if I recall, and he gets inspection. Inspection notes, doesn't say it's bad, just notes that we have vapor barrier covering the entire crawl space. There were some pre code electrical things pointed out but they were not hazard. The house was built in 1960 and at that time there was no code in the county.

    Buyer comes back and says he wants the vapor barrier REPLACED, nothing is wrong with it he wanted it replaced. He also stated he wants all electrical brought up to code! ALL electrical. FU ASSHOLE.

    What he was trying to do is for me to come off the agreed price, found out he's a flipper. Being AS Is I was under no obligation to fix things, if I had just refused he'd get his earnest money back, if I countered in some way and he rejects. He losses earnest. So I countered by taking $100., yes One Hundred off. Realtor is freaking out with me, I'm wanting to seed the KMA offer also but he wouldn't relay that message.

    So he backs out, and some how was able to keep his money, I think he transferred to another offer. Never did get a straight answer on that one. Lost a month on the market going back and forth and when we relisted we got a new offer $10k over asking!

    This exactly. Conventional loans may not require seller to perform certain repairs. VA on the other hand requires the seller to get a Section 1 clearance, and pretty much the house has to be to whatever their standard for "safe" and acceptable I think. Otherwise seller may be on the hook to perform the repairs. This is my second time using a VA loan, first time my offer was accepted within an hour no hiccups.

    You negotiate with the seller. From what I am learning now it all depends on how bad the buyer wants the house and how bad the seller wants to unload it.

    Yea I think somethings up, the house has alot of wood wrap around porch, seller mentioned section 1 (pest) a few times to my agent. Like someone on here mentioned, it is a blessing in disguise that the seller is acting like a prick, maybe there is something wrong that would end up costing me later.

    Glad I am not the only one that felt that way, totally disrespectful, yea it is their home and they can choose who they sell it to but at least extend the courtesy to let the buyer know so they can move on. Honestly, if a seller lists a house and a buyer offers them list price, let them buy the damn property.

    Where I moved to folks from the Bay area are coming up here and dropping cash on 800k+ houses, scooping them up at ridiculous high list prices. But now that era has come to an end, home prices are SLOWLY becoming reasonable, I am assuming this guy thinks someone is going to drop cash on his house and avoid all the other loan inspection requirements.

    I think if there is a counter to an offer, and the other party does not accept it, then each party can walk. As a buyer, had an appraisal come in under list price, the seller had the option to accept appraisal or walk; they did not accept so I offered the seller the appraised value plus half of the difference cash, they did not accept, I kept my emd and bought another house.

    In order to stay on my 40 acres of land out in the middle of no where for more than a week, I have to get a Conditional Use Permit (CUP). To get a CUP, I have to get an archeological review. To get a review, I have to submit an application and maps using Google Earth. Google Earth won't let me save the maps in the format they want as a file that I can email.
    I could submit it all as a hard copy with the pages and maps printed, but they require everything to also be loaded on a disk.
    Why the FU#% do they make this such a PITA?

    It is over 20 miles to the nearest "town", but I'm going to play their game because the roof of any buildings can be seen from the road. I'm going to get it rezoned as a private campground and build everything right to the limit of what does not require building permits.
    As long as I don't build sleeping quarters or a "permanent" kitchen and keep each building below 200sqft, I don't need permits just to build it to code. I can build however many I want.
