1st Gen. Lunch Table - General Discussion

I can't express how overjoyed I am we re-fi'd to 15y fixed back in March 2020, when the rates took that bizarre shit. I just looked back on our worksheet because this topic has come up in convos a few times recently and I couldn't remember where we panned out on numbers.

The rates shifted 3/8 % between our broker setting up the file and us locking, so he tossed in a free 1/4 point and we bought down another 1/8 point on top of that to get here, the rate we originally anticipated a day or two prior, which I don't regret doing.

Our broker mentioned he'd started writing up a mortgage for another couple March 18th 2020 at 3.375 and the customer failed to sign and lock that same day. Market went south, and rates jumped to 5.125% on a 30y fixed before they finally signed the next day. Timing is everything ...

Even in a dual-income household, with more than double equity rn, I can't even imagine borrowing this much money today where rates are. Wall Street is trying to eat us all alive, been going on since at least 2000, and the pandemic kicked those shark bastards into overdrive once they smelled blood.

If it were me, and I had no house at this moment in time, I'd be wanting to live with my folks too, bank my money for a year or two and tuck that into something with high return potential, then start renting if cohabitating was a PITA. I don't look poorly on @empty_lord's situation, it's a smart move in today's market.

End goal for us is to have the house paid off by the time the youngest is off to school for at least a year, cash out, and gtfo. Even if that means buying out a couple of years prior to end of loan.

 

My goal is to have a paid off mortgage in 15 years. The way things are trending I suspect we'll be in this house a long time. I feel for anyone trying to buy now at current prices and rates. I have friends that kept waiting for things to improve and now they have been priced out of the market.

If I had the time, I'd photoshop one for "Boston Townie". I know a few people who'd get a kick out of it.

 

I'd recommend a Victorian with a Carriage house to put your garage.

Of course you may not have enough to buy one yet unless you work for a chop shop.

I know I used the gravity method since that suction pump from Napa was a POS.

 

Your bag or bottle got a tapered nipple?

 

How I filled mine was I fished a hose through the top of the engine. I laid on the ground while pops poured in the diff juice.

I told him when to stop when it started coming out the fill plug.

 

I figured it out. That female pneumatic nipple fits on the funnel end so I can see what gets poured into it and extend it.

I do like the hose idea. I’m not sure why I didn’t think of that unless you can’t buy 4 feet of hose.

 

I've got plenty of hose laying around. Laid it all out...

 

I’ve got the 1 quart bottles for the front diff and transfer case and 1 gallon container for the rear diff.

 

These suction pumps are a waste of money. Don't ever buy them.

 

I used one from Harbus Freight when I did my front diff. It did the job but certainly isn't built to last.

 

Yall are overcomplicating it.

 

For a big win, you could just install a petcock or shutoff on your end of the hose, and throw the petcock when you're done down there, then fish it up again.

Yeah, that could be done. I could cobble up something with some of the hose barbs we have at work and a ball valve.

 

Mine sucked from day 1.

 

Where does your used fluid go? I pour them back in the used bottles.

 

Milk jugs, they do great with UV degradation………

 

Mine gets mixed i with the oil that goes back to Walmart if I’m shy on quart bottles.
