    When we bought this house 20+ years ago I did rent a little Teramite front-loader/back-hoe to dig holes for some trees. That was FUN!

    My son lives in Arcadia and you are not kidding about rain levels; they have a drainage canal that creeps right up to their driveway during rains..

    We live in a small co-op and everyone here has been "buttoned down" since the weekend...

    Wasn't 'today' but it just got done today. Our house was built in 1983; next door neighbors built it in their 20's. The build *quality* of the house in most cases is awesome...but in some cases mistakes were made. The gutters were an example.

    Below are the 'before' pictures. Not only were the facer boards made of gypsum (?) but the metal wrap (forget what it's called) didn't go all the way around some of the boards. Given that and almost 40 years....well, you can see what that resulted in. LOL Had it been any worse we'd have been looking at actually dealing with truss repair/replacement. Thankfully, once everything was off he spent a significant amount of time checking everything and all that was required was to replace the facer boards and a few of the backing boards (75% of the boards were fine - what is posted here is the 'worst' of it.)

    Why? Lol. It's a garage. Oil, grease, paint, fumes, sparks, sawdust, dirt, blood, mud...it's gonna get dirty.

    I have though of putting 1/2" OSB on the 3 walls which would be painted light grey or off white. Not happening at these lumber prices though.

    No build plans, made it up in my head as I went along. Wheels are 4" locking casters with regular flat door hinges both from Home Depot or any big box store on screwed into poplar for a hard base and cabinet clasps to lock them in (bungees to keep them off the floor in case i need to reposition slightly while its on all fours). I went cheap with 2x4s only as 4" posts are expensive and I could get away with a half dozen 2x4x10s for considerably less. Just T3 glue and screwed together and moritsed the cross supports for more rigidity. 45 degree angled corner supports. Two 1/2" sanded ply and one 3/4" MDF for the top T3 glued and Brad nailed/clamped for 24 hours. Banded the sides with poplar to give it some smash resistance although poplar is still pretty soft in terms of hardwoods. Top is white laminate Wilsonart sheet matte white. Can sketch on it and wipe away with any household cleaner. Six 2x4 cross supports underneath. Small nooks are made from leftover scrap cabinet plywood I had laying around with some dowels as retainers at the front. Sealed the small gaps with white liquid nail so I don't have screws/nails falling through the gaps. Just kind of thought it up in my head and built it as I went best I know how. I've used it quite a bit since finishing and it's awesome for light woodworking/small projects. I have industrial work tables for my heavier stuff (grinders, sanders, Yost vice, engine work, etc).

    Funny enough, I had a contractor (who painted our basement) stop by so he can quote the remainder of my garage. I hated painting one wall, and the ceilings (white).
    He can do the remaining 2 car garage in white. Once that’s done it’s gonna look fire

    Thing is, The Woman would be right to be mad at me. A Tesla is one of the most impractical vehicles to own where I live. They don't do well at -40 degrees and on unplowed snowy streets.

    So I'm in this position where I have to get my rear yard landscaping done due to HOA rules. I could do it now, but I feel like I would pay inflated prices. What I'm thinking is that I could wait a year, bank on a depression (that I don't wish for but here we are), and hopefully pay lower prices. Then I'd be rolling the dice on whether my HOA will fine me until then.

    is that a twisted view/approach?

    I had to do fence work to comply with my HOA at the start of covid and told them I would make the changes but it might take time due to costs and availability, and asked them if there was a time line I needed to follow or to just resubmit the request in the future.

    Really depends on your relationship with your HOA and how they behave. I wish you luck.

    I bought a cement gray Yeti Rambler and my wife says, "Now you need a cement gray Tundra"
    A couple months later, there is a Cement Gray Tundra sitting in the driveway.
