    We got tall fescue. Crazy story how we got the whole front yard paid for bc of a septic issue. We have irrigation but I think I might install an injector to try and suppress the weeds before we can get the grass to bite. Clay is tight in the back

    I do not know what the code is, but the propane guy mentioned 10 ft. They had the measuring tape out when planting the tank. Is that for buried ones? A lot of people just substitute 4x120 gal above ground for the 500 and have them tucked behind the garage. Those 4 are maybe a foot away from the garage. I know the propane tank has to be 10 ft from a heat pump per the propane guy. We plan on putting the heat pumps behind the garage.

    Did they Troubleshot the cause? Is it natural or LP? Kinda looks like something I've seen on cooking equipment. New unit will do same if it's a high pressure low volume gas line set up. Ask to see manometer reading on unit at gas line. LOTS of GCs in my field are going high pressure so they can run small pipe but this requires HP regulators at each piece of equipment. Installers are not use to this and I have seen crazy things when a unit gets 3-5 psi and only requires about 0.25 of a psi(3.5"wc).

    They haven't come out yet. I thought today but that may have been a misunderstanding on my part.
    They've had a couple issues with the boards on these, but nothing like this. They checked the pressure and said it's on point. I have my generator next to it, so there was already a gas line with a regulator there. I'm on a private propane tank (500 gallon buried). They checked back pressure, resistance, flow, etc and it all seemed on point. The gas company ran the gas line for it like they've done plenty of times. This all seems to stem from the unit itself. I'll definitely update once we get some info on the what's and whys

    Yeah, under 150 can be right next to the structure, but larger needs to be placed further away. I’m surprised an inspector would allow 4 smaller tanks to be used like that.

    I’m wanting to build a shop, but the location of my current tank and underground lines are near the edge of where that shop would go. If I can do 10’ with an underground tank, that leaves me more flexibility in the sizing and layout of the shop

    Yeah, the 4 tanks kinda make you wonder about it safety. I also would be curious about the sun being reflected off the structure wall and heating up the tank. There is a reason the tanks above ground are white.

    As far as I know, since the beginning of 2021, new WA permits were not issued for propane gas heated homes. They are all electric heat pump. The back up furnace is electric. Our new place was permitted earlier than 2021, so we got propane. But we are adding heat pump but still have propane as backup when it gets cold. Anyways, the new homes have one 120 gal tank of propane for the stove, water heater and fireplace. The 120 tanks are next to the house.

    OK, good on being LP and you already have equipment working. LP company understands gas pressure because LP equipment run at 10.5"wc compared to 3.5 wc for natural. From the quick video looks like something mechanical (internal regulator blew, valve wide open, ect...), of course I don't work on pool heaters but a triple stack of pizza ovens still uses the same theory to cook pizza or heat water. Sure looks like to much gas for some reason, by the time the heat/combustion gets to the exhaust the flame should have long been "used up" heating whatever it is supposed to heat.
    One follow up question that will help me Troubleshot, has unit worked for long run times before this happened.

    kinda what we're thinking as well. some simple internal piece failed (or a combination of some) causing it.
    yea, they've utilized it for 15-25 minutes testing it and watched the temps rise in the spa and all. i've ran it for an hour to get from about 75 up to about 95. ran fine, no issues, and heated consistently. after it was warm, i hopped in it for about an hour with it holding at temp no issues. this was the first fire up since that last time. so the time just before this, it ran fine for about 2 hours straight

    got a call today and the new heater is being installed tomorrow. they said they're trying to get the Pentair rep to come out as well to help with install.

    Went crazy and bought a little dump trailer. My back will thank me I’m sure. I’ll probably end up selling it after I’m done remodeling at the end of summer but I know it will get good use.     I got off the phone with the installers this morning and they got it installed and everything. it's actually heating faster than it was before. it took about 45 mins to an hour to get from about 75 to 95 degrees, but now he ran it and it took about 30-35 minutes to go from about 70 to 100 degrees. so apparently there was a leak or something. he cranked it and said he never left it alone to watch it, but also to be there in case anything went astray. he even sent a video of it running. he said he checked the orifice first and said he was surprised that it was still intact and didn't seem to have an issue. the company wants it sent to them so they can see what the hell happened.

    so as of now, all my stuff is back up and running again!

    Am i doing any harm by pressure washing the wood on grandma’s patio?

    little bit of a test run under some stairs that need to be rebuilt anyway, but what about the rest of the porch? I dont think anyone has ever told me not to, but it feels wrong, i dont want to create splinters by tearing or spreading the fibers, i dont want to speed up any rot by waterlogging stuff. Any thoughts? Theres no sealer, its just boards.

    its an electric 1650psi sprayer, so i feel better than using the gas 3kpsi, but still curious.

    5100s all around, 295-70-18 Defenders, 1.25 Spidertrax spacers, BD reverse lights, de-badged, interior LEDs, footwell LEDs, reverse LEDs, ARE cap, front receiver hitch for cooler holder, cooler holder/rod rack, backup camera, Kenwood HU, Westin nerf bars, Husky floor liners, folding rear seats, remote battery posts, plastidip grill chrome, Powder coat bumpers.
    I've pressure washed my deck before. Back the pressure way down, 1200 psi is lowest my will go. Use the white nozzle and stay about 4 inches off of the wood. I put a few small gouges in from wrestling the hose and not paying attention. Nothing that wouldn't sand out though. Maybe scrub with wood brightener or Clorox outdoor first.

    Installed the smart thermostats on our ac units. Got the schedules set up. Now when we leave the house, we can set it easier and before we get home instead of coming home to the house kinda hot and having to wait for it to cool down
