    I told y'all my HOA horror story.

    There's a bit of corporate audacity that serves the equation. HOA's are a business, and there are management companies that run them. In order to do business at all, an HOA management company has to get in bed with builders and politicians in order to establish an HOA-friendly environment. They're less likely to do that in less dense areas, because the fees they could collect won't net them the kind of revenue that could keep them in business. So they infect dense areas like suburban Dallas. Once an HOA is established in a neighborhood, at least in Texas, it's a tough prospect to pry them out.

    I'm sure there are good ones - - we have a wholly corrupt one at the moment. Our HOA management company gets more than 1/3 of our neighborhood's ~$250k in fees every year; all for the onerous tasks of poorly managing our pool, hosting 4 meetings, and encouraging our elected HOA people to break the law.

    Sorry for the long rant.

    Go to your county government and encourage them to make HOA's illegal.

    The only thing I like about HOA’s is keeping someone from painting their house pink,
    or having a bunch of crap on their patio. That said, if you find the right neighborhood that’s upkept and not full of renters you should be ok

    That's tough in Texas too. There's always going to be at least two Joe Dirt families in a neighborhood. Moving out to semi-rural nets you lake people (no offense to anyone living near a lake...) who have a visible dump in their yard, full of old TVs and warshing machines (spelling correct).

    I just want a little piece of land with my house in the middle - - far enough away from everyone that my .50BMC won't reach their fence. Is that too much to ask?

    I’m a lifeguard and a water dog thru and thru, it don’t matter, I’ll get in it!
    The one place I haven’t swam is the lake we always go to, I’m always slayin trout…… 82D69E01-F39D-4A63-B97C-D73BD9849209.jpggrowing up we didn’t have money……. I would always fill up a leaf trash can and have my own personal pool for an hour or so, the best part was tipping it over while inside to let all the water out. Also my parents have told us many stories; and showed prom dates, of “mud puddle parties” when we were kids, im not sure how well that would fly now with other parents…….. hahah that’s pretty much every afternoon in our backyard

    Some version of dark chocolate combined with caramel and/or toffee, and zero other ingredients, is a good candy bar. I can't think of any other good candy bar at the moment. Snickers is survival food at best. Like boiled meat or canned spinach.
