    After over 15 years of the crap internet and crap cell service at my house, I had hope this might finally be a solution.

    Well the housing market in Phoenix is officially freaking insane. We listed our house for sale Friday morning, showed it 19 times over the weekend, and have 5 offers over asking and a few that our agent talked the buyer's agent out of submitting because they were either at asking or lowballs. Should be under contract by noon today.

    We've already got an offer accepted on a new home, on an acre. Luckily we're coming in with pretty good equity so a market correction shouldn't be too big of an issue for us. Hoping there's some money left to build my shop, or get my FIL to chip in on that and a lift :D

    Thanks! Definitely didn't think it was in the realm of possibility, but we've been pretty fortunate over the last few years with work and some investments. Already planning some build days and garage parties for the local Tundra crew I run with here.

    It won't be for a while with the amount of construction going on down there. We're mobilizing to be part of about $4b worth of work on just one site...our staff are having hard times finding places to rent even.

    Some N.TX burbs were like that when we were buying/selling several years ago, and it's definitely on an uptrend again. Our agent teased our house being on the market for 6 or 8 days prior to its being listed and us having an open house showing. We had cars lined up and down the street before 8a on the day we had the open house, which was the first day of listing. It was open for 4 hours, and offers were tendered before COB that day. We got 15% over asking.

    On the buying end, we put offers of more than 10% over asking on a couple of houses we liked, and lost to other bidders. The one we got was really the most advantageous location-wise, but IIRC our bid was 14% over asking. Since then our appraisals (and taxes) have gone up 40%.

    A bunch of pundits are saying there's a housing bubble, but I don't see it. It's not the same as 2008 banking-wise, so there's not an artificial element to why prices are rising. Non-prime mortgages were 28% of originations in 2007, with a bunch of non-primes from previous years being bundled into weird derivatives that hid risk profiles. Since lenders didn't see or didn't care about market risks, loans were easy to come by; and since money was cheap, house prices rose. They don't/can't package loans that way anymore, and non-prime originations are 19% now compared to that previous number. Between low inventory and inflation, the rise in prices looks more organic to me. We're just going to be paying more for houses for a while.

    Oh I'm more than happy to take their money... just sucks for some of the people living out here on normal wages, trying to get into a new house.

    It's in the city limits but on a county island, no HOA, and a very "rural" feel to the area. I love it. I'm already looking at go karts, SxSs, golf karts, etc to run around the neighborhood in.

    Yup. All this spike in value has increased build costs before the covid, and now the supply issues are driving building pricing higher and extending build times. 2 years ago I had hoped to be looking to plan a build, but it's all skyrocketed so much I may as well have taken a 30% pay cut for what I can afford to build. I've had to completely reevaluate multiple times, and at this point I'm so burnt out that I don't even care. Give me a small A frame kit and be done with it, but even that is expensive as hell.
