I just got a quote from my dealer for a lease, 36 month and 15k miles. Out the door price is $58k with fees, $8k in equity on my trade in, about $550/month with a $41k residual. That's with an 800 credit score. I'm not thrilled, that's almost $11k (or $300/month) that you're losing to the money factor. With the way things are looking due to inflation and demand (not likely to end over the next 36 months), some of that would be made back by an expected higher trade in price than the residual. I have a leased 2020 Tundra and the increase in used car value above the residual will make back all of the money factor (which was like $5k in 2019) and then some.

    I don't think I'll lease the 2022 unless there's a decent lease deal when I take delivery.

the key is knowing what the overall cost is. If you can’t figure that out don’t lease would be my recommendation. The money factor will tell you what the money will cost on the lease loan out (interest rate you are getting charged). Also you need to verify the sale price is not over MSRP plus the fees (oh and residual which was provided).
