    Thinking about moving from San Diego to Phoenix AZ area!
    Currently live in San Diego County. Born and raised here and really do love it. Obviously have all my family and friends around this area. BUT I'm trying to buy a home and its just ridiculous around this area. Money seems like it can go so much further outside of California. Phoenix being one of the closer cities to travel back to visit family and friends. I know it is hot but i don't mind the heat.
    Anybody have any advice or experience with moving out of state and buying a new home and getting a new job all at once!?

    yep ..real estate market is insane in CA and it keeps climbing. We just bought a small house in OC and with all the money we spent we could have a mansion in another state..sigh

    I thought about doing what you want to do: my best advice is to rent at first, see if you like the area while looking for a job. Once you are settled in with income coming in then you can look to buy.

    Plus you might not qualify for home loan if no job.

    I spoke with a lender and they said about the same thing. I would need at least one paycheck in order to close the loan out. I would need to live there with a job for a few weeks. Just bought a used toy trailer so was concidering living in that while working and searching for a home. Might help save a few bucks on rent!

    Also be aware interest rates are rising: 2 more times this year and 3 more times next year from what the Feds are hinting at. Each time it's between .25 and 0.75. On a California market 30 years loan, it makes a difference. That's one of the reason houses are selling like hot cakes right now.
    Now, if you move out of state, prices will be lowered and probably not as much demand so you can better negociate on house price but don't wait too long.

    Another option is to buy a condo or town home as a starter: put a foot in the door so to speak. Get yourself a piece of real estate without spending too much and start building equity.

    It's hard. I would start looking for jobs and houses way beforehand. Plan a couple of trips to get a feel for the area and find some good real estate, not to mention make connections as far as jobs go. Like @TheBeast said, rent first. that way you can get to know the people, get settled in and find some other areas you may like that you missed on some of your previous trips.

    Living in a trailer to save money is a great idea!

    I've had to do this about 4 times in the past 7 years. Not fun at all, but once you get settled, it's great!

    The job is the key. The lower priced houses are because the wages are lower overall. If you can get a good paying job you can take advantage of the lower priced houses. I had a niece and her husband move to Phoenix area several years ago. Loved the area and 4wheeling in the desert but neither could fine jobs that matched the income that they had back in Wisconsin. After 6 months they moved back. Also they lived with my aunt rent free for those 6 months. So see if you can find a job that pays what you want.

    The good thing about buying a home in CA is by the time you retire or want to move, you can pretty much afford to buy a house just about anywhere and have a lot of money leftover. In 15 years, the $300k house you buy in AZ will be $450k. But the $700k house you buy in CA will be $1.2M. Once you leave, it's pretty hard to afford to come back.

    some of the homes we visited here: the guy bought it in the late 80's for 150K, sold it here for 700K then is retiring in AZ :)

    however, if you can afford an apartment or town home in SD county that would be the best: no big changes for you as far as work, friends, family and you can start building that equity for couple years then in few years from now, sell it and move wherever you want with bigger down payment.

    My Dad and Mom moved us out of San Diego when we were kids up to North Idaho. It was one of the most selfless and best things they could have done for me and my brothers. Our neighborhood in El Cajon was going to crap and we moved on a hill that overlooks two lakes for a fraction of what a home in San Diego would have cost. It took a leap of faith on their part, but it payed off for sure. I will always love San Diego, especially after being stationed there for 5 years a few years ago but living there is just not worth it to me. California is without a doubt the greatest state in the country but it is being ran into the ground by the worst leaders in the country.

    I can definitely vouch for disliking "Californians" haha even though I'm from here. Every time I go to another state it's amazing how welcoming and polite every person is. I love Colorado and have family out there but when it comes to cold temperatures I'm a bit of a little b!0tch. So that's why AZ took my pick... at least for now!

    I have a buddy that's from Jefferson County CA, and isn't far off from what us Coloradans are like, and he still gets a fair heaping of shit for it. And can't blame ya, it can get stupid cold here in January and February.

    I would love to leave Commiefornia, but, I am addicted to the weather and lane splitting on a motorcycle. I got lucky and was able to buy and pay off my first house and am working on my second. Proposition 13 saved us from extremes in property taxes, but, the politicians especially Governor Jerry Applewhite Brown and the rest of his minions are working very hard at turning California in to a third world outhouse.

    We went from Huntington Beach to Raleigh, NC. Was awesome. Houses for $250k. Ultimately after 4 years realized california is home and came back to the Bay Area (miss LA). But spending 7 figures on a house was a tough decision.
