    Good morning all.

    So the wife and I are are considering moving out of California. My in laws are actively looking at properties out here now to build on.

    We are currently selling our rental property since housing prices in Cali are crazy.


    Our main reason for wanting to move is that we want to have better schooling for our child, not pay up the a$$ every year for income taxes, property taxes, not be the only right leaning people in the neighborhood, better gun laws and not being treated like shit at work everyday along with everything else that sucks about California.

    To those that have moved to Tennessee, do you regret it?

    we are going out to visit in September and get a feel for the area. I am a police officer and would be looking to work for Nashville metro If we did make the move. I wouldn’t want to be more than 30-40 minutes out of Nashville. What are some good areas that far from Nashville.

    Not because they are buying land out there, but since they are, we are looking into it as well. We were already considering leaving anyways. They will be 1.5-2 hours from Nashville anyways. Smartass:thumbsup:

    I left Seattle for central Alabama in 1993 and boy was that a smart move...........and ahead of its time!!!!

    I do a lot of business in Nashville and know it fairly well. That said know that metro Nashville is very very expensive to live in. Sounds like you either know this or suspect this with your 35-45 minutes outside of Nashville comment. So there's Lebanon to the east. Hendersonville to the north. Dickinson to the west. And Spring Hill to the south. Murfreesboro to the southeast. You will likely see Franklin mentioned. Wonderful place 15 miles south of Nashville. But expensiiiiiiive.

    There are some definite NO GO areas. North Nashville (war zone with daily gunnings and several-times-a-week murders). Antioch down I-24 to the southeast. Continuous crime.

    Also know that traffic around Nashville is horrible. 15 miles can often mean 45 minutes.

    I'd wager you'll be very happy in the southern United States. It is, after all, where the soul of the nation is.

    Well it’s a shame this thread is going to get locked down for politics at any moment - my wife and I have been taking about moving out of AZ to be closer to family, and TN is one of the candidate states (IL and TX are the others). I’m interested to see the insight here, if we can all keep our shit together and not mention the keywords banned by the CoC.

    I live in east TN and am in law enforcement. I was assigned to Nashville almost 20 years ago and my oldest daughter lives there now. Nashville is booming and the cost of housing is really high. Since you’re coming from Cali it may not seem high to you though.

    Someone mentioned Lebanon earlier. That’s where I lived and liked it. Dickson isn’t bad either. Franklin is nice but expensive. Murfreesboro has boomed over the years and is crowded.

    You should have no problem getting a lateral to Metro PD. I think the last I heard they are hurting for police officers.

    How's the LEO pension for Tennessee officers? Just curious. I've about had my fill. I'm about to retire (1 year to go) and we've considered a move to Tennessee for retirement. My BIL lives in East Tennessee. Beautiful country.

    calculate everything before selling and moving out of CA. Some states have actually higher property taxes or no limit on the % increase.
    CA LEO pension is pretty good from what my friends tell me.
    Also weather is hard to beat here and BLM land is awesome for outdoor activities.

    Smog exists in Nashville and in Knoxville too

    There are definitely a LOT of things to love about California it also a lot of things not to love about it as well.

    I am trying to do as much research as possible before visiting. When I’m out there I plan on touring the dept and going on a ride along.


    If we move we plan on keeping the home we currently live in now and renting it out. That will be our plan B safety net if we decide to ever come back to CA.

    Nice area overall and will give you some of what you seek BUT also very popular over past 5-8 years and housing is not so “affordable” compared to similar Southern areas and they have the same issues.

    Those taxes your avoiding paid for a lot of infrastructure and programs - just be aware of that - the amenities you might enjoy in California may not be there in a lot of communities in TN.

    Then there’s the chance of wanting to move back - not a short or cheap move and the fact you will likely overpay to get into a home in TN is not favorable.

    Crime isn’t horrible- but it certainly exist in Nashville - like any city - hot spots abound and avoid at all cost. Traffic isn’t horrible either - but it’s also not non existent and in places development of housing has exceeded roadways.

    Curious - what does TN have that Ut, Idaho, Eastern Wa/Or or even parts of Co or Mt can’t offer closer to your current location and with less build up/hype ? Unless your planning on becoming a country music star - I never saw the attraction to all the recent influx over other Southern cities.

    If i were looking for good scenery, low crime, outdoor activities, gun friendly, quick access to amenities, and low taxes, id be looking at new Hampshire. I lived there a number of years. No income taxes or sales taxes, but property taxes can be high depending on the municipality.

    That sounds like a great plan. You will definitely take a pay cut coming to TN. Metro is a good department from the dealings I’ve had with them. I’ve worked in Montana, did a detail in Santa Anna and worked in various states. The south is a different animal all together, in good ways and bad.

    Interesting thread. We were skirting the TN border the last three days in Northern Alabama. We went from Florence, TX to Florence, Al to visit some family. We are looking to move to north central Alabama to be closer to my other half's family. We spend three days scouting the area for potential areas. We would like to move away from our rising property taxes. The scenery in AL and TN is beautiful, but we wanted to know the facts (Property taxes, income taxes, shopping availability, utilities, etc) before we decided to pull the trigger. In the end for us, it is almost a no brainer to make the move. I wish you the best and do not believe you will have a hard time making a lateral move. Good luck to everyone that is looking!

    Tennessee is beautiful. The Cumberland Plateau, the mountains, the rivers, the waterfalls within 2hours of Nashville. No state income tax, relatively low property tax (but it is creeping up), ease of carrying if you’re into that.

    I’ll throw in my two cents about Nashville. Been here over 15 years. Like any highly desirable city, Nashville has grown up way too fast in too short of a time. It used to be a friendly, sleepy small city. Now, it is full of young, upper middle class, childless professionals in their 20s and 30s who enjoy the urban playground Nashville has become. And the tourism scene is strong here, particularly for bachelorette parties. Downtown and midtown are full of bars on wheels blasting country music with a bunch of bachelorettes hanging off the side WOO!!!-ing at everyone they pass.

    My house is worth over twice what I paid six years ago, and I kind of hate what the city has become.

    The crazy thing about Nashville is that all of the nice areas and trouble areas are mixed up together. Someone earlier mentioned North Nashville and Antioch as places to avoid, and I would generally agree with that. But if you look in other areas that people think are great, if there has been a lot of recent development, there is a spike in crime to go along with it. I know people who have moved here from California, and they live in a “tall skinny” that was built way too quickly right up against three others on what used to be a single lot with a dilapidated bungalow on it. These friends of mine advertise via bumper stickers that they are from the left coast, and they keep getting stuff stolen, like their mower. I guess thieves assume you aren’t going to shoot them like the poor Tennesseans who lived in that bungalow that was there beforehand.

    I live in a great neighborhood in Nashville, and people regularly walk through and check vehicles after dark when it’s raining. If yours is unlocked, something is going to be missing in the morning. One lady nearby had her car stolen out of her driveway when she ran back inside to grab her coffee that she forgot. This was at 7:30 in the morning on her way to work.

    It’s not just theft; there has been a big spike in violent crime as well. It is well known that the Nashville Police Department is understaffed. I can’t remember the last time I saw someone being given a speeding ticket. People drive absolutely insane around here. You have the old Southerners who drive 10 to 15 mph under the limit, and the West Coast transplants who drive 10 to 15 over. I remember reading that for two years, 2018 and 2019 I believe, we added literally 100 people per day to Nashville. It has become a mess. I want to move farther out, but then I would have a long drive to get to the areas of town I work in.

    every year I have to get my vehicles tested to renew my tag. I think it’s mostly in the metro areas. Plus side: I pay $9 for an emissions test and $84/yr for a plate.

    I guess my wife isn't the only one wanting to do this. Trying to find a place after I retire from the AF in a year, and Nashville (or Knoxville) are at the top of her list. Trying to find the right school is the issue, but we will be keeping them in private, only because I know the value. Home prices out there don't scare me, but I do know they have shot up after looking at data.

    So if you who live there/moved there recently had a choice... would you move to Nashville or Knoxville (areas) if you did it again?

    My kids are in private school in Nashville. They were there before covid and the polarizing discussions that are raging today. Our school has more new families this year than ever before. Home prices in Nashville are nuts, and the anticipated move of Amazon and Oracle to the area will sustain the crazy prices for probably the next several years. I may have mentioned this earlier in the thread or in another thread, but a good friend of mine lost out on a house a couple months ago that he and his wife fell in love with. They offered $65k over asking, but there were multiple offers at $100k over asking. This was for an asking price of around $500k.:eek: :puke:

    I don't know much about Knoxville, but I would think it's calmer there in general (economically and culturally) than Nashville. The economy here is booming–the medical industry alone is HUGE, and the city has attracted a lot of developers as well as west coast transplants. The general consensus is Nashville is moving in the same direction as Austin, TX. It's just a couple years behind. It is a blue island in a very red state, and this creates a kind of tension I'm not sure you'd experience as much in Knoxville.
