The dirty secret is Harry Homeowner knows that the service valves leak because thats what we say when we know it's been off all season and little hope in finding a leak that you won't want to pay us $1000 to fix any way. "Yes sir, you are good to go, I added freon and fixed a small leak on the service valve."

Continuation from 7191. Major plumbing completed on the house along with roof shingles. Framing passed inspection so next is wrapping the outside and installing windows. The fireplace insert is installed. They did clean up the inside quite a bit, 99%, so it was nice to walk on the inside. I think I’ll be happy with more room in the garage to actually work on my vehicles without rearranging the garage stuff.

    finished up the yard work…

the yard was a disaster when we moved in, but it saved us $$$ here in the Bay Area.

we were able to set things up the way we wanted for decent cost…A1584C25-5C89-4EC7-8FF7-3758D3C4BB30.jpg DFE974F9-CE31-4C53-B771-0ADCBE05E4ED.jpg

Yeah, my plan of retirement without a mortgage is out the window, but you can’t take it with you.

    Flux capacitor!
I always like seeing your updates. Congratulations on a great looking home!

I have a question for you on your garage roofing. Do you know if the builder put in a cricket or valley to redirect water running of the side of the two car garage slope into the flat wall over the RV garage? I can see the high wall flashing detail and it looks like he did something for this but I wasn’t sure. Just trying to look out for your best interest.

Please keep up with updates on your beautiful home.

Did a DIY condenser filter with window screen material and bar magnets. Should help keep the dog hair and grass/plant material from clogging up the condenser fins. It should all stick to the screen so I can easily clean it off once a week or so, instead of having to painstakingly vacuum the fins off. Only downside to putting the dog kennel there but I didn’t have a choice, that was the spot.

Side note….why are the condensers such a pain in the ass to take all the protective grating off to clean? You’d think it would be easier than having to unbolt the whole damn thing every time! I didn’t do it this time but at the end of the season I’ll be taking the shroud off, cleaning well with a vacuum and condenser cleaner, then rinsing from the inside out

Going nuts with the LED conversions. Got three freebie shop lights, converted and hung. Have two 8 foot bulbs leftover but no more 8 foot housings...so made my own out of aluminum stock and a bed frame support I never threw out lol.

Finished the redneck shop light up and hung it. Got all the wiring spliced in and finalized all my LED conversions. 98,400 lumens just from the shop lights. Not including my heat lamps and lights over the workbench. Happy camper.

Well this week started off rough. The excavator that was promised to us on Monday….well they were closed even though they said someone would be there.

So 8lb sledge hammer, hammer drill, and tossing into the bucket of the tractor.

    BADE9F68-FCD6-4635-A0F7-83391620DAE8.jpg D6812711-B8C8-4F77-8A6A-13030B5BAB13.jpg

Then my framers wife went into labor today. I talked to him and he said he would be out tomorrow. I laughed and told him he has been paid for this week and if he shows up tomorrow or anytime sooner than next week I will in fact fire his ass.

Good electricians are hard to find. My wife had some concerns with how they wanted to route and do the job so asked them to come back out to second check. The appointment was for 4pm today. They showed up at 3:30 and wanted to check everything and go. I politely reminded them that the appointment is at 4 pm and my wife wanted to be here for the meeting. Well he got all butthurt about it.

At the time I was knee deep in welding and bending tube. The friend that was in the garage with me needed to have a bunch of electrical work done as well and this was the companies interview. They failed.

My wife arrived at 3:45 and gave her a bunch of attitude and she fired his ass on the spot. I haven’t heard my wife drop an F bomb at someone in a long time.

The sad thing is my queen knows her shit. She designs electrical (high/low/residential) and gas line construction for a living, has a lineman apprenticeship under her belt.

We ended up calling a friend that retired 3 years ago and asked us to look at our plans. Then we told him what they wanted to do. He had the same concerns and laughed. Guess he is going to come up with his RV, and help us do this job ourselves. He said 2100.00 tops. We were getting quotes between 7400-9800.00. Guess we will do this and pocket 5000.00.

If you have not seen above, I'm an overly certified jimmy rig electrician and will do it for a 12 pack. Not sure that your wife would approve of my work, but what's an electrical fire here and there? Keep ya on your toes.

I’ll stick with the retired electrician and do it under a homeowners permit, but you’re more than welcome to come over and have some beers.

geez man. looks like progress made, but the electrical stuff is B/S. building our house was enough just because of the contractors (not all, but most). it's even worse now after the hurricanes. i'm glad I didn't get into the house flipping game haha. awesome that you're wife knows her shit and can make sure it's right, just when you actually have someone. pocket that money and/or utilize it elsewhere.

Does paying someone to do it count? Hope so.

    Got the kitchen lit up.
    U3Rz1ey0sXbGVD4jmxyHyZZI0u2dH_TBpnM0uJnk_3f6282bdd70d531913ba6765487fdab33bc2e290.jpg

We only had the over head and recessed. Got LEDs installed under the cabinets and over the sink. Those things in the windows are a bit over powering, at night they look like airport beacons. (Excuse the mess, we're still moving in.

While in the attic my electrician saw the original roof of the house and ceiling of the kitchen. They lowered the kitchen ceiling about 2 foot but left the beaded board up there. I think I'm going to try and salvage it and us it else where. Electrician grabbed some of the shake cedar shingles from the original roof. I'm going to try and clean it up and see what it looks like.

The subscription is if you want to integrate it into IFTTT or Google Home or something like that. You can still monitor, open, and close through the app with no fee.

Been thinking of getting one of these just for convenience. Just haven't committed to it yet.

I added a new bedroom to our house yesterday. Details are we moved our son to Houston to start medical school in a couple weeks. We have a new bedroom. Now the debate starts with the wife...man cave or guest room. I don't like my chances.

I got these a while back when they went on sale or something. Very happy with them and they've paid for themselves in the gas and time away from work I've saved having to let people in our house. Very easy to use too

I'll give a small push and say to get it. I also got an alarm to notify me if it's opened between certain times, as well as have it close after a certain time in case I leave it open on accident.

Finally got around to mounting my machete on my DR Mower - much handier when bushwacking blackberries along my fence line. Then I bushwhacked along my fence line.
