thanks but I would take the space over what I have!! We are considered “low density” residential, which makes me laughZ

Hard to keep fescue nice in my part of the country, but I'm happy if it makes it until July!

Many Thanks! Labor of love...well, maybe not really love. For me yard work / grass cutting is good exercise and stress relief. Fescue is very nice in the cool months for sure, but it doesn't like the summer heat/humidity and I usually end up with some amount of fungus. All that said, my yard stays greener longer than my neighbor's zoysia throughout the year...not that I'm competing ;)

It's more stress relief than exercise for me since the only exercise i'll get is from edging and trimming having a ztr to cut the grass with. i've just started to get my yard treated with a few simple ferts and weed-n-feeds this year and learning the proper heights to cut my grass(st augustine...mostly). but mine has usually stayed greener than most of my neighbors and for longer. and now that i've actually started to throw stuff down this year, you can see the line from their grass to my darker green grass. it's fun and doesn't take as much time as it seems.

I used to have a beautiful tall fescue lawn back in the NorthEast... But now I live in SW FL and we get Floratam...But all things considered I don't miss NJ 1 bit...My Floratam is so thick cut at 4" high that I need to make sure I don't drag my feet or I will trip and fall.... but it doesn't hurto_O

i personally would most likely look into doing that too. just make sure it's not against any kind of rules of "tampering" with a road sign.

I could see rocks that match the others near your house and a nice border so your mower doesn't get into the rocks. Probably would make life easier but it looks so nice now, I'd have a hard time changing anything!

The HOA can kick rocks. I don’t ask for approval for anything. They don’t bug me because they know it will look better than what the builder put in originally anyways. Haha

if you lay down rocks, then they'll have literal rocks to kick. just make sure they put them back.
i looked into doing grass like bermuda in the front, but once i priced a reel mower i would need for my yard as well as everything else, i opted out. haha.
hell, i cut mine at 4-4.5". lowest my mower goes is 1.75 i think.

I once had a grass war with a retired guy who lived right across from me. I soon surrendered. He had too much time on his hands and old man smarts/strength.
