house inspections go a long way



I skipped that mess. Buying land is ideal IF you can swing building fresh. but its not for everyone. I've been shopping around for a while now.. just waiting for the right place

 

Hell, at this point I'd be fine with a travel trailer on 7 acres.

I recall seeing a lot of good short sales and really nice houses that went through foreclosure, but I was watching a big portfolio of properties in CA/AZ/FL/WA/OR/NC/SC/UT/NV. I saw a lot of junkers for sure, don't ever buy a condo in Florida from a foreclosure unless you like mold. I didn't have the money to buy anything back then unfortunately.

If you have cash and can make it to auctions there are deals to be had even now. Depending on the state I have seen sales as low as $50k for a not bad house and less for crappy houses in bad areas.

 

Not sure what part of Kentucky you are in, but default activity isn't very common compared to other states. Illinois is super common while Tennesee, Indiana and Missouri are pretty common. Not sure that matters but looking over the area.

 

Around here even a 10k square foot lot goes for $125-150k, add the home and your easily over $350k and that right now buys you a shack unless you settle for a condo. Luckily I bought into a town house when it was reasonable in price. Now I’m just dying to move on if I find a good deal. The car break-ins are now 3-4 times a year in my neighborhood.

 

I'm an hour away from the following cities you'll see on the map.

2. Bowling Green
3. Madisonville
4. Hopkinsville
5. Russelville
6. Clarksville TN.

Guessing by "Default" you mean default on mortgage. Legal jargon is new to me....

 

You are correct. The jargon takes time to learn. Even outside of the houses going through liquidation of some type, the insane just prices you see today of people just selling to move will drop. The supply is short now but will be plentiful and that should lower the demand.

I don't think he's retired yet, haven't talked to him in years. I think he's 64, not sure. Tall skinny guy named Phil, had a decent beard and mustache last time I saw him.

 

Wilma Rudolph boulevard is always bustlin. No matter what time of day or night. Always busy when compared to my hometown. Lots of restaurants, and retail high dolla name brand horse shit. I go thrift shopping there on occasion. Always good quality stuff for dirt cheap.

My brothers dad is Japanese and lives in Japan. They don't get along and not many people know where my brother lives. One day his dad showed up at his door, they hadn't seen each other for 12 years at that point, and the last time was when they fought in Vegas. My brother asked him "Who told you where I live?"

Anyone have a DIY solution to mounting traction boards on the truck?

I don’t have a roof rack yet and I currently running a snugtop shell. My goal is to get a roof rack that goes across the entire truck (cab to shell) like the new Tacoma’s. Till then trying to find a place to mount the traction boards.

I don't think we're going to see the same housing price crash we saw last time. That was a more specific issue of sub prime loans and people getting loans that should have never been approved.

I also have to point out how many people keep bringing up the printing of money now. No one mentions the fact that the first two stimulus checks were done before 2021.Now that the other team is doing it, folks are suddenly concerned. No one here was making those comments last year when we literally yeeted money into oblivion.

I've been talking about the deficit for 12 years. My friends thought I was weird in my early 20's. No one gives a fuck about deficit spending and to pretend this is a new issue for 2021 is really frustrating.

Minus the eating and interstate, you just described amarillo. But these mf'ers have damn near ever bridge in the city under construction. It makes running service a gigantic pain.

 

Looking for some thoughts on new tires.

I'm towing 5k on a weekly basis. I want to get a new set of Michelin LTX AT2s in 265/70r17.
Do I go P rated or LT rated?

 

If I towed that much every week I would want E rated tires. I wouldn't even consider those you are looking at. No offense.

 

The LTs come in an e-rating.

 

Those Michelens are great tires. The LT's are E rated and can handle 3200# of weight each. More than the truck can handle. Plus the tongue weight is all you're carrying on the truck when towing, so even the P's at 2300# each would work. P's will get you better mileage and ride better, but the LT's are tougher, carry more weight and are usually more puncture resistant with the extra plys. I tow with P rated tires and have no issues. Key to towing with any tire is air pressure. 32-36psi is great for cruising around town, but gotta air up to max pressure to tow at the rated capacity of the tire. That's 44psi for the P's and 80psi for the LT's.

 

My mistake. I had no idea that was the case. I still prefer a more aggressive tire but I'm sure those he picked would ride nice.
