    I got the transmission fluid and filter changed today on my 2005, I got new heat control knobs and I even replaced the front cup holder inserts. It's the little stuff that I enjoy doing the most...

    Yes sir. That's my S&W M&P Bodyguard .380. It's a great little pocket carry. Montana just passed constitutional carry across the state, so I take advantage of that everyday.

    We just got that passed here too. The wife and I are still going to keep our permits for traveling though. It also makes purchases a bit easier. My lcp is a similar size to the bodyguard. I usually have something to bigger, but it's nice when I tuck in my shirt or even just want to work on the truck with it iwb.

    Montana is nice country. We were planning a trip up to North Idaho in June. I almost had the wife talked into heading up through Montana and back down. We have family in Boise that wants to see us, so it was decided for me. It will be nice to see family anyway I guess.

    My wife has family that lives in Fruitland and owns a little restaurant in Ontario by the hospital. I like that area quite a bit. Now that she's passed on, I'm kinda thinking about relocating to Idaho, but I'm not sure if I want to move again

    I'll have to look that area up. I really want to explore more places up there. The more I see, the more I like. We have been talking about moving to Idaho for some time. Utah is getting pretty busy and expensive. Our house has at least doubled in value in 8 years and that's great, but it's a little small for us and that's not great when you look at a bigger house being a lot more. It's either move to Idaho and be around her family or move to not great parts of town in Utah or move far away from the city and get ready for a long commute. I'd rather take the option that allows me to have some land and teach my kids about stuff that really matters.

    I would love to see a revival of small town America. A medium size business and a portion of the work from home population could turn around a lot of these towns and allow them to build some long term infrastructure to continue to attract people. Everyone needs some elbow room.

    I'm for that. That's at least my long term goal. Live in an area and become the area if you will. Sell/trade this for that with neighbors and all that. Sounds better than fighting daily to buy the next shiny thing that makes your house neater and you end up spending less time there to afford the next shiny thing.

    My neighbor and his son are separately moving to Boise, its not as cheap as I had thought but his son picked up a 2300sqft house built in 2017 for 495k. Medium sized yard, bigger 2 car garage and everything is nice in the house. He sold his house in CA for 650k making 244k off it. His payments will be low.

    Same here. I bought in 2019 at 499k, my sister in law just bought a comparable house but in terrible shape for 730k. I feel so bad for her, told her wait 2 years but you can only lead a horse to water.

    How can anyone get out of 730k of debt? I know income levels are higher out there but I would feel absolutely crushed with that.

    Yeah, this is the pickle I'm in too. House up the street, built at the same time as the rest in our "development" which was done around 1988-1990 and was super crappy quality just sold this year at 950k, went through a flip and is in escrow at 1.46.

    They did an OK job but it was only about a month and the quality of worker did not impress me (lots of Tundra owners though :) It was barely livable for that first sale, mold everywhere, PB piping, no upgrades, just one family hanging on for that max payday until it was too good to refuse.

    Mine was a foreclosure I got in 2009 so I'm in at half that price and I'm not upset about the equity increase but the absurdity of paying 1.5 ish for this stucco 3 bedroom style house (when I know they haven't done nearly the same level of quality of upgrade that I've done) blows me away.

    Given that puts my 2.5% mortgage at like 15% loan to value though which is really nice breathing room. Enough to buy my 1st gen back (my dream) and have spending cash for now, but none of this solves the 4000 sq foot lot on a busy street challenge with 2 very active boys. At some point do I just pull up roots to have a 6-8 car garage and breathing room? Or do I just suck it up and stay here and feel the squeeze on space b/c I have a pretty easy situation on monthly housing bill...

    Idaho, Washington, Oregon all look pretty good from where I'm at. I do rather like the beaches and nearby mountains, just not sure about the ever increasing crowding.

    This is probably about average where I'm at, sadly. When equity increases dramatically with time it's not a big concern as the buyer of your house effectively clears your debts and you walk away with cash, but it's not a terribly sustainable model. Not many paid off mortgages here, though my old roommate who isn't much older has managed to pull his off (he bought long before me and had a pretty small mortgage + good income).

    Even at 2.5% that is over 300k in interest. The man keeps getting his and we the people make the same (but less).

    I consider it often, maybe even put of country. My wife is from the Philippines and its very common to go back "home" for retirement and live well. I may head to Mexico when I retire but Washington and Oregon have been on my mind for years. Right now the only thing keeping me in California is family.

    Lots of California is/ has been moving to Boise. I will not be moving to Boise. If I'm moving it's going to be for land enough for animals and a shooting range. Otherwise I'm happy to live in what might as well be the Utah version of Boise.

    Well, so, what happens a lot is the older people are the ones helping to drive up the prices. People moving from larger homes which were bought 20+ years ago and have increased in value significantly. So they move coastal and buy up the limited availability to retire beach-side or "downsize". Coming from 4 acres in the "ranch" (where many have horse property) you can trade for a 4-5 bedroom "mc-mansion" near the beach at a price tag of 2M. That's what the developers cater to. Which just stuffs anyone looking to live in the area and starting out, especially with a family, unless that someone happened to buy in years ago too.

    One "upside" to this absurdity is that these 4 acre lots in the ranch have a comparably better price tag, being about 2M-2.5M as well. In other words, if you're a family and looking to maximize your value, you can get property space in some spots for the same price as much less space in the desirable spots. But it's mostly a starting price tag of 2M here now and that's what's pissing in everyone's cheerios and changing the entire demographic from "normal" people to "entitled/affluent" people.

    Some nearby people have 30+ years in and lament the changes. Nearby spots are zoned apartments and some homes have 2-3 families. How long that lasts is an interesting question. The whole street next to us could just flip in a decade, some of the properties are worth 10x what was paid back in the day.

    My dream was always retirement in Hawaii (where I grew up) but cost of living there is even more troublesome. Arizona is one option but quickly escalating in costs. Palm Desert (where my wife's dad has a retirement home) isn't exactly cheap, though he bought in at the mid 3's.

    It's all just rather messed up I think. For the most part, nobody can actually retire.
