    it's funny, over time I've been able to afford or not been able to as markets go up & crash. I finally got to a place in life I wasn't moving every year but houses were selling too high IMO. I have an arbitrary max limit in my head - $100k per bedroom. I just kept on saving & when the market went bust prices dropped from $200k per bedroom to 1/4 of that. So I got in at 1/2 of my high limit. I'm outside NYC, a little too far to commute, but now with telecommuting all that NYC income is flooding out here & prices are shooting up. Here's +/- $350,000 in my 'hood.

    I tried the sales route, not my cup of tea. My Dad did it for 30 years but I didn't inherit his skill for it.

    I kind of fell into a state union job after college, and have moved jobs a couple times. Should be eligible for retirement at 56.

    We're looking for a new place. Ours should be paid off next year and likely renting it out. Currently we're talking with a family member to purchase a 3 bed 2400sq ft on 80 acres.

    I hear you. I started in production at my current employer and worked up through Project Management and now a Sr. Account Executive (fancy sounding?) so I don't feel like traditional sales but overall that's what I do but it's been working extremely well. I think because I don't give off that used car sales feel and I actually know my stuff inside out that it helps and puts me more in the trusted advisor role for my clients. I've always joked that I'm not a sales guy, hell, I don't even like meeting new people which would be blasphemy if I was interviewing for "sales" but things just happened to work out the way they have so far and I enjoy the fact that the harder I work the more I make which isn't the case in 99% of other roles out there.

    Get ready for serfdom boys (you are almost there already). All that commitment to a real asset that needs maintenance worked in the past with cheap materials goods. Materials costs have doubled or hard to find (won’t change soon if ever). Lower Wages are stagnant/going backwards compared to inflation. Taxes WILL be going up huge soon on those that carry most of the burden (middle class) to pay for all the flu deficits (local, state, fed) for the virus thats inflicted more fear into society than an atomic bomb.

    Federal Laws telling you how/who you can rent will become draconian (see Lower Wages People who will be living better than you on subsidy). Your personal residence will have a federal minder (Space Satellite or Drone) letting you know you are using too much energy or have the wrong drainage. Monthly social scores for niceness. If you are ‘mean’, nobody will know because that will be forbidden from posting. I’d spin off every asset you could right now while its high.

    Two things will happen soon: Nutter Option as explained above (irreversible). Or, you take control of your city/county/Island and make it a ‘Sanctuary’ kinda like those special places in special states for special people that are allowed to subvert laws except you’ll be abiding the law. You get enough ‘Sanctuaries’ connected together and they become a powerful force. It starts with your local Sheriff. Think about that. It will work just like it has worked in large Metro Cities.

    You know you’ve been duped when they piss on you and tell you its raining and you happily believe it.
    There is another Option 3, but that is for another day depending on somethings yet to play out.

    Dave is really helpful but you'll find over time that some of his advice isn't the best. I think he hates credit cards which might be good advice for some people but not for all. If used correctly, credit cards can be great. Just by using our Chase Sapphire card it pays for a lot of our travel through points. Some of his investing advice gets criticism too.

    Yeah there are some advantages to credit cards and "playing kissy face with the bank" as he puts it. The real trick is not going into debts with them. I only buy things that are normal and pay it off monthly, like gas or groceries. I won't buy things I can't afford cash.

    There is a credit card travel hack podcast I listened to where these guys kinda unfairly ripped Dave apart. Their advice wasn't perfect either but they mapped out some of the better chase cards to get for travel points and how to make the most of them.

    that's fair, he's a low-risk kind of guy. He's also marketing himself to people who don't have control over their spending, and who are in massive debt. So from that perspective, his hatred of credit cards is completely justified. There is never perfect advice for everyone.

    Agree, if you've had issues in the past with debt and spending then yes get rid of all credit cards because it got you in a hole once before. I disagree with him the most on spending only 25% of your take home pay on a 15 year mortgage. When I was buying my first house I tried to follow that and even being debt free and having over my 20% down there was just nothing that was decent for that range. So I bought in the 35% take home pay on a 30 and have been doing more than fine. Plus I make extra payments when I can and that alone will bring your 30 way down.

    I doubt that's even possible to do in a lot of the US. I'm actually really concerned by how much housing prices are going up. They are climbing at a rate that far exceeds wage growth. Here in Knoxville we have seen some houses go up $80K in value the past 5 years with only minor improvements being made to the home. When we sold our house in April we made $61K after 5 years and we were in an area outside of town that isn't growing as fast. I bet housing prices in the next 5-10 years will be nuts. The interest rates are driving up demand too. We just got pre-approved and the rates are 2.75% or lower for 30 years. Some people are getting VA loans at 2.25% for 30.

    Exactly, this is the part that simply doesn't work in California. Although, it is working for my brother now, but his wages went up over double since he bought his house and he bought his house cheap.

    For myself I would never have left my apartment if I listened to that. I had no choice but to sign a 30 year with a plan to pay it off in 20 years.

    His advice for getting out of debt and living debt free is pretty sound. It helped me change spending habits and buy a house. Its surprising how many people don't think about spending.

    Who is rushing out to get the ‘safe’ vaccine? They want you to take it even if you already had the fluwoo. I though throughout history once you had a virus you were immune to that strain. Thats the whole purpose of ‘inoculation’ via vaccine. Listening to the experts today has me shaking my head.

    I think the main takeaway is to have a plan, be on the same page with your spouse, and be able and willing to change it if needed.
    I work in finance and banking and the number of people that blow through money without any sort of long-term plan is mind blowing.

    *new water pump, timing belt, valve cover gaskets, serpentine belt, cam shaft seals, full coolant flush, new radiator cap, new radiator hoses, and 1 new cam shaft

    Cam shaft got damaged while being torqued back down, no charge to me. Shop called and notified me they needed to keep the truck a little longer while they took care of it.

    It’s a buddy mine shop, they always do a solid job, s***t happens.

    The number of people who have just not talked to their spouse/fiance(e)/gf/bf/SO/whatever about any number of important things is astounding.

    Not being able to have real discourse and a [bit of a] life plan is why so many marriages fail.
    They get to an impasse and instead of enacting a plan, they fight and then split.
    MFers in this country need to learn to listen to (and talk to) each other again.

    Well ladies & gentleman, my neighbor has called the city on us multiple times over the last 3 years and we have basically ignored them. But she took upon herself to tell a a realtor all kinds of shit that basically is not true, that realtor ultimately was obligated to tell his client. Well his client retracted there offer. So now I will not ignore them anymore.

    The last 2 weeks was the opening salvo. I have speakers in my yard. Everytime I see them in there yard enjoying themselves like so

    How stupid can people be? You're trying to sell your house and the person, who hates you being there, does everything in their power to keep you from moving away. Unbelievable. I'd sit them down and say, "I get it, I hate you just as much as much as you hate me. I'm trying to move away, so you don't have to deal with me anymore. If I were you, I'd be finding your best friend to come buy my house so you can have great neighbors. You talking to the realtor just prolongs me living here and us having to live as neighbors." A rational individual would do everything they can to expedite the other leaving.

    Brother that is just a part of the stupidity. We are asking an insane amount of money for our house, if we get it.... The value of every house on my street would rise.
    Brooklyn OG me called them out, told them to there face that I am not a snake like them and let them know everything we know they did. But the husband is playing dumb, like he knew nothing, apologized and asked for peace. We agreed *wink wink*
    Problem with peace is we caught him in a few lies, so he is in on it with his wife. I made sure all of the neighbors know who's been calling on them. We turned the music off today, so they think all is good


    Until D Day, a stealth attack they won't see coming. Bonita Christmas.
