    I can't speak for GA, but $2K a month would get you an amazing place here in Knoxville. The more I research moving west the less desirable it seems. Sadly, we are being invaded from refugees from CA, OR, NJ etc. My wife works for a title company so she sees where people are moving here from and it's insane how many transplants we are seeing. It's fucking up our real estate market though since they are selling their expensive houses out west and paying cash here.

    $2,000/month is around a $380,000 home loan. I've been eying this house with 18 acres. The house isn't spectacular but we'd have 18 acres just 15 minutes from downtown.

    That's unfortunate that it's hitting your areas out east, too.

    Of course, there are better options with more square footage. But the example above it what drives me insane. There are also double-wide trailers, in mobile parks, selling for 300k out here.

    That is pathetic. That's $492 per sq ft vs $121 for the 2nd house I linked. I will admit we have a bad homeless problem here too but they are off the beaten path and mostly keep to themselves. The city doesn't allow them to take over city sidewalks like some parts of the country.

    Transients keep to Denver for the most part out here. It gets damn cold and the winters don't make it desirable to stick around long. My wife and I are in the process of trying to find a home out here, so it's a bit frustrating. Most houses in our budget with 3 of 10 things we'd like are beat to shit, require some serious updating (last touched in the 60s when they were first built) or require a 1hr commute to work. Hard to wrap my head around the amnt of money that's migrated out here in the last decade. COVID / the economy haven't slowed down new builds at all. Neighborhoods starting in the 400s are entirely sold before a developer even breaks ground...

    One of my very best friends lived in Boulder for many years. When he and his wife wanted to buy a house, they ended up buying in Louisville. Still forking spicy compared to housing in my part of the world.

    Under 400k gets you a 2br 2 bath mobile home here with no yard and a space rental in the neighborhood of $900 (on top of mortgage).

    I had a buddy who's parents purchased their home in City of Denver for a casual ~150k back in the early 90s. An addition and a couple renovations later, they sold if for just shy of 1 mil last year and moved out to the western side of the state with their business. Too rich for my blood.

    The other side of that is that jobs here pay for shit. Advanced degree jobs maybe hit 100k, most are 60-80, everywhere else is 8-15/hr.

    Average for the county we're in is about 40k.

    Yup. Real estate in Canada is insane in some places and acceptable in others. Alberta hasn't gone full retard yet. Back in my home town of Abbotsford, BC my brother paid the same for a slightly updated, 2 bed, 1 bath apartment in a 20+ year old building as I did for my 6 year old, 1200sqft 2 bed, 1.5 bath detached house with attached 23x24ft garage. My parent's house in Abbotsford is 30 years old and worth $850K, they paid $89K when they bought it in 1989. My father in law has a 25 year old house in Vancouver about 10 minutes from UBC, I can only guess as to what it's worth but it's gotta be pushing $2 million.

    Seriously, as if the scenery wasn't good enough, seeing 18 acres of forest makes me want to retire there in 30 years. Maybe I can talk my wife into it by then. Our house here will be paid off in 20 or less and is worth almost double.

    Bingo. I'm pretty lucky in that The Woman shares my retirement goal of a cabin on a lake in the northern woods. I actually found this for sale and was damned tempted. The only tough part would be the fall freeze and spring break up making access very difficult. Gotta improve the cabin and add solar panel etc. But still, $175K for my own island in northern BC?

    I felt the same way forever. When I was younger and my brother bought a house for $140k I felt like thats overwhelming. When my mom bought a house for $368k in 2004 I thought thats being broke for life. The house I bought last year I still can't believe how much I'm spending but as your income goes up it becomes attainable. Start listening to Dave Ramsey and you'll be fine, just keep in mind some of his mathematics don't apply to living in California.
