Just as a follow-up to this initial project post, it didn't completely work and I am now doing what I can to get the local government involved in fixing the stormwater issue before it gets to my yard. I added another drain basin to the top of my yard which itself was inundated with water. The problem that I have is with the volume of water coming off the road uphill from our front yard. Here's my Saturday in videos:

The rain started early in the day but it was gentle. Even though it was not a complete downpour, the amount of water in the neighborhood builds up when it meets a berm in my front yard. Before my house was built, it is apparent that this berm continued down the road and actually dumped into a storm drain, but when my driveway was cut into the berm, it provided a way for the water to exit its path and dump into my yard - it never actually makes it to the drain anymore. So, a couple weeks ago I installed a basin directly in its path where it enters my yard. For a bit, it worked...

But the rain really started coming in hard and the water simply started sheeting right over the top of that drain and eroded the soil behind it.

And eventually it started removing brand new top soil and grass that we installed.

The water flows to the side of my house where I had installed the drain in my quoted post above. The problem is that the wet dirt removed from the front yard completely clogged the drain's grate and the water simply flowed over the top of the makeshift dam I built and into my back yard cutting a snake-shaped path to the woods behind. This too washed away top soil and grass we had put in, so now I have to wait and see what the local municipality says regarding getting this water controlled before it makes it to my yard.

I sent an "executive carpet bomb" email to the entire city council and mayor Saturday, copying every relevant person I could find on the city website, top hopefully get this handled.

The worst part is that our house is for sale and I have had to cancel four showings in the past 48 hours because A) I don't want someone to see the yard in that condition and B) I don't want to pass along an issue like this. I'll handle it with the city before trying to sell the house to someone with such an issue.

I had a good meeting yesterday at my house with our town's public services director and a gentleman who I believe was a crew foreman for the work they do. In short they 100% saw my issue and were surprised the home builder didn't see the issue coming, but they will be putting in a drain just off the side of the road where the water builds up. They'll be connecting it to a drain that is already in place on the other side of my driveway which means cutting out a chunk of the driveway to install the pipe. Unfortunately they won't begin work until sometime next month or in August because, as they stated, this is the end of their fiscal year and they're simply out of money for projects, but they're going to bring in some unsightly rip rap rocks and some mesh membrane meant to channel the water to the other drain for now.

My wife and I have decided that it makes no sense to fix the yard until we're sure the water runoff has been fixed and that, combined with the rock and membrane across our yard and driveway, has forced us to remove the house from the market while the repairs are being completed. Sucks that we're missing out on this summertime sales window but it has to be done...

Use myfoam cannon with a mix of car wash soap and house cleaner and foamed the house down. Then used my little electric power washer to clean it up. A gas washer would do a much better job but this is better than nothing. I had some help too.

Another barn project closer to completion. Should have power and water hooked up by Friday. New shutters for window opening should be on in the next few days. Barn doors and shutters will be painted next week. 261E4B8F-6500-4663-A15C-0FE22C5502F4.jpg

I guess we will see, I have talked to a few of their last customers (all good). Biggest thing I like is they fill over the expansion joints. This is what I’m doing. 4AB54446-013E-4D98-B4F9-D1425C672F61.jpg

A few things to consider for epoxy floors. The prep work before the install is very important! Most manufacturers recommend you etch and clean your concrete. If the concrete isn’t prepped correctly you could have warranty issues. If your doing a flake finish, make sure it’s done to refusal (completely covered). The seal coat finish is also something to consider. Some seal coat finishes can yellow from UV exposure. So make sure you know if it will handle UV rays if it’s exposed to them. I’ve been dealt with my fair share of epoxy floors. The epoxy floor kits you see at your supply stores are typically not as durable as a commercial product installed by a professional. The products they typically use set up a lot quicker and require a skilled person to apply and finish quickly before they set up and start to cure. I hope this helps. Good luck with your floors.

I feel like if they are diamond grinding then they know what they are doing. I can't imagine anyone going thru that amount of work just to top it with junk. I would love to have an epoxy garage floor some day. Or even a garage I can walk around my truck in

    Amen to that!
If I need something on the other side of the garage I have to go through the truck. Lol

That's hilarious just picturing that. Although it's not a bad idea. That back seat area is big enough to slide right thru pretty easily. I open my garage door to get around usually but if it's really cold or snowing I can squeeze by the back if the front licence plate holder is touching the front wall. I actually wanted to remove my front plate but need it there to protect my bumper paint from my garage wall

I only put the truck inside for hail, so the door isnt coming up!
It is quite the sight trying to shuffle through and back out the other side without landing on a bike or in a kayak...
I have to back in, and touch the wall, with about 3" space up front. She's a tight squeeze!

I have a 3 car, and I want more room. I’m selling my atv for more garage room (and because I seem to only use it for snow removal). On that same note, I also want 10’ doors. I don’t need it, but it’s badass lol

    Flux capacitor!
Have you seen the overhead garage storage racks and bins yet? They are very clean and affective for overhead storage.

Yep. I have a basement as well, so storage is not really the issue. I just want more room around; like walking space.

I built a few overhead storage areas in my garage which helped a lot. Call me crazy but the ones in that photo looks too close together to remove the plastic bins from the side
