    Oh trust me, I know. We spent a few years in North Carolina before coming out here. Went from Los Angeles to Raleigh to SF....was all a big culture shock (I Hate it up here in the bay area)

    Something else you might want to do, in addition to a survey, go down to the county clerks office, and pull the plats on both properties. They should be on file with the deed of records as to what was submitted in your purchase and theirs.

    If you had read the thread from the beginning you would know I wasn't suggesting Zillow as a replacement for a surveyor marking the boundry corners, only as further confirmation.

    If Zillow's approximate boundaries do not match the OP's original survey, he definitely has a problem. It implies that the OP has actually been mistaken or a title transfer has occurred, which would normally (in Texas) require a survey and legal documents, which the OP would have had to sign. He doesn't seem to remembering signing anything.

    It's funny how different places mark property lines. I live in Georgia in a more rural area. Most all the original corner pins are marked with old truck axles.

    FWIW my County GIS, Zillow, Google, etc.....are all 11' off on my back property line. They're all identical and all match. Dropping an actual tape measure or wheel from the pin in front of my house and walking it out to my back fence, per my deeded plot, is accurate. But if I only looked at GIS I would have to assume that 11' of my neighbors yard is on my property and that my fence is actually 11' off the property line. In my case GIS is 11' in my favor, but actual numbers show my fence in the exact location it should be.

    At least they're marked with something. Mine have some convoluted thing like "30 ft west from the center of blank road, extend 200 ft towards old twisted tree." Oh and the road has since been relocated from when the original survey was done IIRC back in the 20's.

    Those are older Metes and Bounds descriptions. We have them here as well, but now see fewer and fewer of them as newer surveys are done. I always hated having to deal with them.

    I worked with my local Planning and Zoning Dept for a couple years and I pulled legal descriptions on lots/plots/tracks that had chain link counts as the official measurement. I saw one particular property that had its last official sale in 1899, and was sold for head of cattle, bushels of crop, and a goat.

    Another option is once a survey is complete to offer to sell the area in question to the neighbor.

    I did not read the entire thread and this may have been suggested before, but I suggest immediately sending a certified letter to your neighbors. It should be very polite and matter-of-fact. Document what you have stated, that you and the prior occupants were both aware of this, that the current occupants were notified when they purchased, that you always intended to make use of the space (edit: the land is yours whether you intend to use it or not), that you had notified the current/prior occupants of this. List dates and context of any conversations when these events took place, if possible. Get the survey done if any way possible. Send it to the neighbors. Do everything by certified mail with return-receipt. (edit: If you have historically paid taxes on this land, include evidence of this.) Just my $0.02.
