    Appreciate it! I remember your situation, wife and I genuinely talked about buying your place, but it was too much house for what we were looking for, knowing the kids would be out fairly soon (under 5yrs) and we are aiming for that "forever home" or whatever the hell. Though I wouldn't have complained about the extra 3.5 acres more land than we scored up in Maine, and being a bit more secluded.

    IIRC the specs on your old place, our ME house is ~800sf smaller, and 1500sf less than our current place ... ME house is only 3/1.5 @ 1800sf + 1.25 acre on a house built in 1899. Your old place was a 4/3 and 5 acre, around 2750sf? Maine house has less stairs, more small-town vibe/resources, and lots of great options for building an extra shop space with apartment/inlaw suite over it ... just not as many options as we'd have had with your old lot. Maine house legitimately fell in our lap 10-12 weeks after your place went under contract, it felt like kismet or something the way everything went down.

    For the house we're selling, we were told an ideal speculative range based on comps, given there's no legitimate direct comps sharing the same property size/bed/bath setup within a mile or so, is somewhere in the 900-1.2 range. We're aiming, hopefully aggressively, at 975, knowing several events are falling into place in SEATL shortly, including opening of the SE segment of the Beltline trial tomorrow, the other half of the SEATL Beltline trail about 8wks out. We got lucky on refi around the time the pando hit, and got a super-super low rate on a 15yr, and don't owe much on the note. Ultimately, this house was purchased with intent 25yrs ago, knowing it would be an investment contributing to retirement funds.

    Keeping our fingers crossed. 2nd day of shooting and drone footage showing clear and advantageous proximity to local trails/attractions/landmarks wraps this afternoon, and premarketing goes live tomorrow. Would love a similar situation to yours, full cash offer, inspections waived, and a quick closing with ~4wk post-occupancy agreement so the kids can finish school, and we can move comfortably.

    EDIT: Just looked back, I think my numbers were right. We paid similar pricing for our house in ME as you sold yours. We hope to clear enough on this ATL place to pay off the note on our new place up there, and have enough leftover to build garage/shop with apartment over it, once the dust settles, depending on where our rates would fall once ME house becomes primary residence, and mortgage rates drop. If we can get our rate on the place up there lower than ROI on the money, invested, we'll invest instead. I'd rather pay 5% interest over time while making double that in returns, if we can.

    All this talk about house selling/buying scares me for when my mom sells her house, my childhood home in less than 5 years.

    She lives in the western suburbs of Chicago, in a city where 90% of homes worth $400-500k get torn down by wealthy families so they can build their “dream home” that takes up the full width of the lot. It’s likely that the house will be knocked down regardless of what it sells for, which is such a shame.

    It’s the perfect home for a new family- 3bed/2bath, new roof, windows, heat/AC, insulation, and meticulously maintained by myself. Turn key. Not to mention the attractive yet low maintenance landscaping. It’s also located in a town that consistently gets named in the top 5 cities in Illinois for schooling, public services, restaurants/amenities, and access to the train for easy commuting to Chicago.

    When my parents moved into this town, it was a quiet place with an average home value of $250-400k. Twenty years later, this place has become a rapidly growing city with an average home value north of $700k and an average new build cost of $1.1M. Property taxes have skyrocketed and we have some of the highest sell rates and buy rates in Illinois. We are literally being forced out of town by rich families who have driven up the cost of living.

    Sorry, rant over. It’s just on my mind after going home over the weekend and being reminded that the place I call home is so drastically different than it was when I was a kid. Full of rich assholes.

    And there you have it - this is exactly why someone will buy it up and tear it down, in a nutshell. Paying $3k-5k/month on mortgage, with something that has a clear financial return, beats the shit out of paying $1k-2k per kid (minimum) to send to private school, which likely won't have any palpable ROI.

    Same-same, and large motivator in our move.

    When we bought this place, I co-invested with a roomate in 2004. Closed with $307k financed and it was a 4/2.5 ... We knew we could each only afford maybe a 120k condo or small house, tops, but if we pooled our money together, and rented one or both extra rooms out, we could buy this, and be able to make the payments and have enough for maintenance while our careers took off.

    Taxes were only ~$2500/yr back then (versus like $8k-9k now). It was considered a "sketch" place to live, hence why the house (brand new) sat on the market for almost a year before we bought it. We got fairly involved in the community, I was dating my now-wife who lived on the same block, and had no kids with nothing to lose. The market tanked in 2007 which made our ARM swing down drastically in our favor, up to the point we bought out my roomate the year we got married.

    Now, similar situation: Thanks to all the community involvement and localized infra that's been added, crime plummeted, resources through the roof, schools skyrocketed in quality, and now every person with more money than sense started moving in these past 4-5 years and it's changed the fabric of things. Granted, the type of person who'll probably buy the house is going to find that appealing, so ... win-win, right?

    But it's sad to see. I thought this house would potentially be our retirement in the city, and we'd have some land outside to escape to. We didn't foresee this turn of events, and have had to come to the hard reality you may also need to reach: What was once "home" isn't "home" anymore. It has evolved, transformed, mutated into something else entirely. Sadly, this is one of things where "you can't go back".

    But, I will say ... It is possible to lift and relocate houses :rofl:

    Yup, this is what I'm beginning to accept. Even when I was old enough to understand things like cost of living, politics, housing market, etc- I still maintained that the Chicago suburbs were the greatest place to live. But after living in/around Milwaukee for the past 3 years, I've realized just how corrupt and unwelcoming the suburbs are. Like you said, just full of people who have more money than they know what to do with.

    I'll never actually live there again, not beyond staying there for the summers. And that's okay. Stuff, people, places change. I can't get mad at change for happening- I just wish it wasn't these changes.

    It isn't just houses that get purchased just to tear down. We sold our cabin in a PA state park that sat on a leased campsite for full asking price only to find out it was bulldozed to build an expensive 2 story unit. As for houses, last year my granddaughter was outbid 7 times on 7 different houses before she was successful. Right now it's a sellers market.

    Good score at the junkyard today. Finally got a drivers seat that I've been searching for the past year. Also got a few other things I'll show.

    Old vs new seat. Old one honestly doesn't look too bad here, but if you look you can see the OEM color matched duct taped holding it together. It also has 3-4 cigarette holes you can't see.

    Got these missing bumper parts.

    I was missing this on rear drivers door and half of it on drivers door. Also pro tip for those who are in areas with salt. Take these off and clean real good where they clip into. Then spray under it with fluid film or surface shield along the entire bottom inch on inside part of door. It'll prevent bottom of doors from rusting.

    New mirror. Kinda hard to tell but old one had black stuff that wouldn't come off all around the edge. Looks worse in person than in picture.

    Previous owner took off mud flaps and went down dirt roads a bunch. So the body behind the rear tires had a bunch of rock chips and no paint left with a good amount of surface rust started. I repainted last summer and cleaned it up so it wouldn't rust out.

    Few other random things like emblems because my tailgate is missing them. Some hvac stuff because I can't change climate control modes. I took it apart and cleaned all mine and it still binds up really bad. It felt somewhat smooth in this junkyard truck, so I pulled it all. A part of the evap system that I accidentally broke when trying to fix a hose that was causing a CEL. Then also a bag for the lug wrench/tire iron. Pretty good haul for only $114. I didn't realize they charge for every part of the seat. I could have saved like $20 if I reused my buckle and seat frame and just pulled the bucket part.

    Reminds me of the time i bought a grill for my old for highboy at the wrecking yard. I went to pay for it, and they wanted an extra $20 for each glass headlamp that was still in the grill. I took the grill back out into the yard and walked around the corner of the building. Smash, smash, SUH-MASH! with my big crescent wrench and the glass headlamps were busted out. I walked right back in 20 seconds later, with shards of glass still stuck in the grill and paid just for that grill.

    2000 year model Tundra did not have a recall for defectively manufactured lower ball joints. Not saying they shouldn’t be replaced, but I wouldn’t bother replacing them in the parking lot.

    So hey all, newer to this sub. Have a bit of a conundrum and wondering if I can get some input.
    I have a 2004 tundra, dc 4wd. 230k miles.
    Runs wonderfully, not a whole lot of rust on it. Only been in Michigan for 4 winters. Body and frame are solid.
    Question is. I want to look a bit more presentable for my business (own a carpentry company.) wondering if I should fix this up, lift kit, new wheels and tires, new full body wrap, tint, and some other odds and ends to clean it up and make it look like I’m suppose to be driving a 20 year old truck, or, go buy a newer truck for 30k.
    I can pretty much cash flow all the upgrades but I’m not a mechanic and I can’t have the truck down for long periods of time. But at this point, if I sell it I may only get 2k for it since they aren’t popular trucks up here.
    Any thoughts on how much this would all cost would be helpful too.

    Did a ton of stuff in the last couple months since I've been on here. I hope to post more often. I do like hopping on and seeing what shenanigans are discussed though from time to time.

    • Installed some new custom license plate lighting with rear backup camera
    • Designed and printed and using new front cup holder retainers
    • Tried hauling our MM 2306BHS camper around some mtn roads to test it out (plus test the brake controller)
    • Hauled some dirt for the garden
    • Took some pics up at Bell mtn in North GA mtns
    • Went 1st time car camping with the dog
    • Got some general maintenance work done by Smola Offroad - If you're around upstate SC, hit him up if you need any work done

    Just going off my local market. I’ve always had it in my mind that once the rust touches it no one cares about it anymore.
