    Hi Coloradans. So my other half is graduating from her PHd program soon and is getting recruited by clinics in the Denver and Springs area. We've been looking through Zillow, Redfin, Realtor, etc. Seems as though the market has cooled off a bit out there, but not too much. As far as Denver goes, we've been looking at Thornton and Aurora. Not sure we're liking Colorado Springs, we want to live in a bigger city again. We currently live in the swamp and we cannot stand this. What are the pros and cons of Thornton and Aurora?

    Depends where in Thornton or Aurora and what you can afford. Pricing has certainly increased and I haven’t seen the market drop in a while.

    Welcome to Tundras Matt. Congrats to your wife. That’s huge.

    I really like the areas I’ve been in Thornton. Some good friends live there and the community they live in seems to be tight knit.

    I live in Colorado Springs, so if you have any questions, feel free to ask. I also know an excellent realtor that I have used for years.

    First thing, what are you looking for in a home? Size, beds, garage spaces, etc. School districts are a big thing in COS. 12, 20, 38 are where you want to buy and is the most desirable. We have only went to D12 (Broadmoor) and D20 (Academy) which are the top two schools. Stay out of D11 unless you plan on sending your children to private school.

    Use caution with Colorado soil and slide zones. Google that. I have seen $10M dollar homes ripped in half due to being on the side of a mountain.

    We decided to live on the NE part of COS in Black Forest. We have our own weather system out here though. This was off my back porch the other morning having coffee with my queen.

    We are in a 1400sq/ft 4 bed 1 bath. We'd like to get something with a 2 garage. We're willing to give up a bed room for another bathroom. Something in the 1500sq/ft size is ideal. Wifey wants bigger, but I don't want to clean any bigger.

    No kids yet, but they are in the plans, so school systems will be important.

    Thanks for the advice on the soil thing. Didn't even think of that. That's a beautiful picture. Looking forward to that and leaving this swamp behind.

    I hear that. We live in a single level 2900 sq ft house.

    I would get a garage that can fit your Tundra. Hail in CO can get a bit much at times.

    Check on auto insurance. We are the third highest in the lower 48 states. Be prepared for that and shop around.

    With the size your looking for, you should have no problem staying in the budget you set.

    Absolutely. Large garage is a must. We're in Florida right now. I think the insurance rates will be lower.

    We're finding things we can afford, just not sure about the neighborhoods and amenities. I think we'll have to visit and scope some things out. We would like to live somewhere that doesn't have an HOA. I loathe HOAs with a passion.

    My basement alone is just over 1400 sqft. You’ll be fine lol. Basements are great. You can leave them unfinished, or finish them (value) and make it your own. Mine is unfinished, but that’ll be changing.

    AH. I forgot that there's basements there. That is a good call. It would be very nice to have a finished basement. Maybe we'll get a house with an unfinished one and add some value ourselves.

    Congrats to your other half! Moving to Denver is going to be a big commitment. The city proper is real tight. I also second the idea of having a garage for your truck, unless you plan to get a membership with the local Paintless Dent Removal (PDR) shops. :D

    Maybe you folks can try your luck around Centential or Littleton with that budget. The Denver metropolis is huge, so getting to Denver proper isn't too bad if you live more towards the outskirts.

    We were really liking the Littleton area, but the housing there is coming up to the 500s and that's out of our price range. Haven't looked into Centennial though. I'll have to scope that out. Ideally, we would like somewhere that has character and a good sense of community. A good main street type area is also a plus. We live in a "developing" part of our town right now and we're looking forward to getting out of this environment. This area is just what we could afford on my single income.

    She isn’t being pushy (not her style), but the market around here moves fast...lol. I speak from experience on losing out on several good homes that ended up with my family homeless. That was fun. :D

    Good times. We're working with our realtor out here in Florida now. We're getting things done around the house and in the yard in preparation for the pictures. Also, repairing things like the broken range hood and some damaged base board.

    It can be. There's quite a bit to do to our current house. We're not going to go crazy as I don't think potential buyers in this price range really care about the small details. Most people in this price range will just be happy to find a turnkey house. Houses similar to ours get snapped up by young buyers pretty quickly.
