    CBS did a clip on foam insulation in residential homes. We went with the standard blown in Fiberglass in the attic and the rolls in the walls. Also rolls of sound proofing. This clip is worth a look, if your in the process of building a new home. I had no idea there can be issues.

    It's important to have it installed correctly.

    Yeah I saw this before I built my house. Went with the rolls in the walls and blown in in the attic.

    FYI
    You can get fire retardant added, it costs.
    Also, both open cell and closed cell are available. Open cell absorbs water, closed cell won't. Closed cell costs about x4 as much.

    In my opinion dense packed cellulose is the best way to go. The R values after a certain point are negligible anyway. You can dense pack cellulose to a damn high R-Value. Its also made from recycled newspapers (and such) and will not off-gas.

    My next house I will use dense packed cellulose in the walls for sure. And I'll load up the attic with loose fill.

    UBC and NBC required, not in at least 30 years.
    Local municipal codes, yes, already mandated in some California counties.

    I think with engineered lumber being used more and more, along with spray foam - its a good idea.

    However, I think this is more of a money making scheme than anything else. I think thats the major driving factor.

    Yep sprinklers are high $$$, I don't see it happening anytime soon. More fire retardant building materials maybe.

    Fire protection is now code (and enforced) between the basement and first floor in Massachusetts. So the more fire retardant materials is beginning for sure.

    I believe the first residential sprinkler system was installed in the '20's, almost 90 years ago. Pretty sure not one life has been lost to fire in a residence that had an operational fire sprinkler system in place.

    I built a house with spray in foam and can say it makes a huge deal in the power bill. I had a 3800 square foot home in Vegas area and never had a power bill over $150 with an all electric home including two electric tankless water heaters and Two AC units.
