    St Augustine won't take a frost. It'll die and not come back, too cold up here for it.
    A good fescue, rye, Kentucky blue mix may be more what you need. If you have it go brown in july/Aug there may not be much you can do other than water the shit out of. Grass goes through a dormant phase here in the north east, very slow growth but also brown patches in high sunlight areas. Tends to green up in a few weeks after that dormant phase. You can trick it out of the phase with lots of watering, I mean a lot of water.

    I know, I have well water and a lot of lawn just don't want to keep watering it that much.
    I should just put turf down....no cutting or watering just a big leaf blower.
