    Whatever you do, when the new one is installed make sure it has a proper Smitty Pan installed with the drain leading outside. Also the temperature and pressure relief valve should be piped to the outside of the home as well.

    Sorry this happened to you bro. I’ve been involved in the aftermath of things like that at peoples houses. I always felt so bad for owners.

    It’s usually fucked. Someone comes in and insists you remove the lower section of all the drywall that’s been affected. Not always but often.

    Not too many personal effects were. A few memorable keepsakes, but like I said, it could have been worse!

    Guys were saying since my apt is at a slight decline, the water drained fairly quickly and they’re pretty sure we won’t have to re rock what was affected. The baseboards and shoe moulding will have to come up though as well as the insulation in the attic. Other than a couple of walls, that should be it. Gave a tentative week until everything’s done and done.
    The water heater had all of that, but the water was coming out so fast, the drain couldn’t keep up plus I was gone all day so it had plenty of time to accumulate.

    Good thing is we have tile floors and the damage is contained to one bathroom and our office where there aren’t many things that could be damaged. (Most are off the ground on desks and shelves)

    It really turned out to be not as bad as it could have been. :thumbsup::thumbsup:

    When doc and I build our house.....tankless water heater is definitely on the menu!!

    Im glad you are in good spirits. Great news that mot too much was ruined. Some guys skimp out on the Smitty Pan dream and use three-quarter. They should be done in 1 inch at least. But if the water is flowing out of there at full speed it won’t take it. I knew a guy that ran it 2 inch LOL. Around here most of us put the water heater outside or in the garage. Mine used to be inside. But we have weather that doesn’t affect it too much, I assume most of the rest of the country keeps them indoors. Anyways, good luck Law.

    Yeah, was talking to the guys that came out, apparently they had just come from a sewage backup on a two story house that the woman let go for three days because she wanted to wait until the weekend (really????) so it filled up in the first floor walls and now it’s all over her house. ALL sewage water......I laughed and said “man that’s what I call a shitty job!” He retorted “man, sometimes it’s a crappy job to have!” We went back and forth a few times. Funny guy! He’s have fit in well here, but he’s a strict ford guy. We ended up ribbing each other on our taste in trucks LOL all in good fun, he couldn’t accept a beer from me being on the clock, which I understood.

    Man, can’t get too pissed. What’s done is done. Identify, prioritize and execute.

    Move forward, water under the bridge (yes.....that was an intended pun)

    That’s what insurance is for.....AND beer (for after of course LOL)

    I’d have thought they’d always put in garages or outside, but here, they put them in attics.

    Either tankless water heaters or in the damn garage is where I’m putting mine in the house doc and I want to build! LOL

    that totally blows. pain in the ass to go through. you've got the right attitude as it could have been worse. many moons ago, worse happened to us.

    we were leaving in our beach house in san diego at the time. i woke up one morning to the sound of rushing water outside the bedroom window. slightly groggy but still weird so i stumbled out of bed to go check. half way down the hall to the front door i was overcome by the wonderful smell of raw sewage. i took a peek into the kids playroom, which had been the garage at one point so it was about 8" lower than the rest of the house. all of their toys were taking a nice morning swim in a poo bath...

    i went outside and the sound of rushing water was getting stronger and louder.

    took a peek around the side of the house and the sewer blow off cap had exploded. raw sewage was gushing into the yard like a fire hose.

    plumber was called. he ran a snake 100' down the line, way off our property, no obstructions. city was called. one guy showed up, took a look, made a phone call. 10 min later there were 6 trucks in front of our house and a giant hole in the street.

    our place sat low, about 15' below street level. the sewer main was right in front of our house so, all the people above us on the other side of the street, drained downhill, towards us. the junction got blocked and it all went the path of least resistance, downhill. to us.

    city was great and totally took care of us. the cleanup took about a month. hazmat guys showed up. stripped the room, found asbestos tiles under the wood floor, new floor, new drywall, new yard. county health tested 5 times before they stopped finding ecoli in the slab. watching them suit up to spray the sanitation chemicals in the yard was like watching someone get ready to go take care of an ebola patient.

    that was a shitty morning.

    That’s impressive. Around here it’s the homeowners responsibility. Unless it was caused by the city when they are maintaining and jetting the city drains. If your house is lower then the upstream manhole, everything that’s in your house that is below it, needs to be on a backwater valve. But they don’t want anything above that to go through the backwater valve. So we have to have everything else taped in on the other side of the valve. They don’t want excessive use. Pain in the ass.
