    Starting the building process for my next home and thought I would share the process. The lot is 5.1 acres in a neighborhood and was one of three left when I bought it in November 2015 so
    almost completely developed. The lot is very thick with young pines and sweet gum trees. I am clearing about an acre and a half right in the middle to build the house. Here is the beginning of a long road.

    This is the house my wife and I are building. Yes the garage is big enough for the Tundra... ;)It's 26'x24'

    This is my roughed in driveway. Still a lot of work to do.

    This is an area I began to clear myself back in February just to get an idea of house placement since it was so thick.

    Where the trees begin again is basically where the house will begin. I am hoping the the lot clearing can begin next week (if it ever stops raining here) so more pics to come.

    I was actually shocked how expensive things got so quick. My area is exploding being right next to Charlotte NC. Builders are naming their price and they are getting it.

    To be honest, it has been pretty stressful so far. Once you finally find a plan that you and your other half are both good with, you have to find a builder. This was a chore. We checked about 7 different ones. The one we like most ended up being a complete ass. After a 6 week wait waiting for him to quote every detail, he was $60k off his original estimate. Told him to get lost. Our second choice is who we ended up signing and he hit his initial quote pretty much dead on. Waiting on the quotes suck. They take forever and you must buy the plan before they can quote it. This means you have to spend over a grand on the plan and you could end up not being able to afford to build it (was almost the case with us).

    But to answer your question, I kind of wish we just bought another house. We had to sell the house we were living in and move into an apartment (hasn't been great) while the house is being built because all our money was tied up in it and we needed the down payment for the build. We are spending WAY more than I thought we were going to but I guess you have to pay to play. But on a plus note, we are getting exactly what we want and we should never have to move again. It will be worth it when it's done for sure!

    Some notes if you decide to build.
    - make sure you have lots of money in the bank.
    - must have patience (I don't).

    Totally a Lowes guy! And as far as modding the Tundra goes, I will have an 18'x8' garage door so I totally see a small lift in my future...

    At least the house will be built to spec. I plan on moving in a few years and I've played with this idea in the past. After the house is built, do you know if its going to be worth what the final amount end up being?

    Usually banks will only loan 80% of total value for the construction loan. They find that value by ordering an appraisal. The appraisal will be of the lot and the house finished they way you tell them it will be. I am using a local credit union for my loan and they offer up to 90% of total value. I paid the lot off a few weeks before I applied for the construction loan so I could use it as my down payment or in other words my 10%. The appraisal should be done this week so I'll know what it will be worth before we even start. Fingers crossed, I hope I don't lose money on this.

    How much was that culvert? I may need to do the same at my property. Last time I was at my property I could not drive into it. I'll know for sure this weekend. I may be able to get in depending on run off. Regardless, I need to put one in eventually. I already have rock/gravel.

    In my county it is "free". They brought it out, installed it and covered it with gravel. When construction is complete, they will come out and put the apron (asphalt) on top of it. All part of the "property tax" thing. I didn't complain...

    Free is always good. My property is in Costilla County. Poorest county in CO. I think I have to pay $200 just for the stupid permit. The county sends a road grader every now and then. Last memorial Day I couldn't drive onto my property. 3'+ deep x 2' wide wash out for about 100' on my side on the road. The other side across from my property is perfect, naturally. I'm hoping the county may have fixed it. Won't know until this weekend.

    My wife and I took about 5 years to make the house plans for our house. We also had to sell and then rent a house that was close to the farm but was really small. I couldn't bring myself to carry two mortgages.
    We were lucky and were able to use the farm as collateral to get a building loan. A couple reasons why we built where we did was driveway already in, hydro at end of driveway and well already drilled on site.
    I enjoyed building the house, my wife wouldn't do it again. We only needed help with the ICF, the plumbing, hired someone to mud and tape and a custom kitchen install. The thing I enjoyed the most was knowing that each part done right and the way we wanted.
    It is a stressful experience but it goes by quickly and then you have the rest of the time to enjoy want you built.
    Good luck with the build and stuff always goes over budget.

    I found out today that trying to tape off straight lines in heavy woods is pretty difficult. He got all the trees down today and followed my tape lines. Crooked as shit. Tomorrow is tub grinder/clean up day. Hard to tell what's what but hopefully tomorrow it will be all cleaned up.

    Damn, crazy to start with absolutely nothing like that, but it will totally be worth it in the end. We just went the opposite route and actually went into escrow today for a house. Wish I could build to spec but that's tough to find where I'm at. Good luck and I can't wait to see the progress.

    Nope. I made a few calls and nobody wanted it. All the trees were too small to harvest and being in a neighborhood, I wasn't allowed to do any logging. Which means no log trucks. They're getting ran through a tub grinder today and hes leaving me with all the mulch. So if anyone needs any untreated mulch, let me know.
