    We are tossing around selling the mountain property since we are moving to the mountains.
    In addition we are concidering selling the toyhauler.

    So I will offer it to the members here, and I don't recommend buying the camper to tow with your Tundra, but at least I said it.

    The acreage is in the Glenn Vista Estates, Cotopaxi Colorado. Plot is 5.29 acres, awesome views of the San DeCristo mountain range (most 14k ft peaks in Colorado).
    There are covenants:
    - no dwellings under 800 sq ft.
    - no hunting or shooting guns. I like this since 5 acres is not really that big. There is a shooting range really close.
    - structures can't be shipping containers just placed on the land. No junk collecting.
    - they don't like when people stay in their RVs more than 60 days in a row. From experience, not sure why someone would want to.

    These properties have been all permitted for a well. This is important since CO isn't handing out well permits like candy anymore.

    Electric and phone are in the road, and a transformer between the neighbors property and this one. Electricity will be very affordable to the home or whatever.

    The roads are all private and privately maintained that costs each property owner 60.00 per year. Snow is removed as well.

    I have not joined the HOA and have not wanted to. The cost is 99.00 per year. Once the property owner joins the HOA, they have to maintain in the HOA. So I will leave that decision to the next owner.

    There is a manned fire station 3/4 mile away with Helo pad. This is important for insurance and health concerns.

    The property is for views, quiet, private ownership. This is not flat, and has awesome rock outcroppings.

    Sounds like a good deal. Property around here is roughly $10K an acre unless you’re in a subdivision and then it goes for $50K an acre.

    I'm interested in buying land in Colorado. I have a family with young kids ( 3/1) and am wondering if this land/area is a good for them in terms of nearby activities, water, hiking etc

    question on the camper: The tires you have, they work well for you? I have a 26' Keystone Hideout and I am looking to get some upgraded tires. The speed rating on the standard trailer tires don't match up with highway speeds.

    I like them a lot. They have over 20k miles on them. I need tires at least rated for 75 mph and usually go a load rating higher than what was on the factory. My flatbed tires are rated for 81 mph.

    This is a great area of CO if you’re trying to find a piece of land away from the California refugees. It’s quiet, beautiful, costs are relatively lower, and plenty of remote “gems” within an hour or so.

    It’s pretty close to the Arkansas River. We did a market analysis and dropped the price to 19500.00.

    We would still be holding on to this property if we didn’t want a 38x50 shop on our current place. I’ll chat with you soon about it if you're interested. I showed COMiamifan the property and he wanted something a little more flat. No harm, no foul. This property is for someone that wants breathtaking veiws and peace and quiet.

    Dang it wish I was coming out sooner. My plans are to sell my house in a few months. I have a "shed/small house" that I plan on moving someplace and rebuilding. This would be perfect.
