    Well you guys…. Appreciate all y’all advice and comments. Wanted to update you that today, 5/12/2023, I closed escrow on my Jacksonville home!!! We are stoked. I will be out memorial weekend and the the family will be out full time in July!

    First sunrise at my home. Only here for the weekend and fly out Tuesday. Taking care of some little things before we come back out for the 4th of July. But that time we will be caravanning out. The wife will keep the tundra out here permanently after that. So if you see her don’t be shy!

    now the fun part is trying to find a mower that I don’t have to sell my non-producing left nut for lol.

    Aww, man. My neck of the woods. That's where I grew up. A lot has changed there. Still nothing like DFW or El Paso but it's definitely an interesting place to visit. I was actually just out there a couple weekends back visiting family.

    I'm not well versed in HVAC but from what I had to research when ours went out is to advise you to caution that you don't buy a unit that's too big for the house. It can really cut down on the efficiency. I hear those HVAC salespeople like to upsell you if they can. Also, I recently bought and installed a softstarter for my compressor units. I highly recommend them. They slowly regulate the amperage needed for the compressor which lowers the stress on them, leading to reliability. It makes the units quieter and can potentially save on a bit of electricity.

    Also, forgot to mention, the other good thing about a softstarter is it allows you to hook up a generator since most generators can't take the amperage that a compressor would normally need on startup.

    all great info! I am also having my panel upgraded as well since it’s the old 1976 panel. Upgrading a lot of it so that shouldn’t be a problem as well

    Dairy cows, beef cows, some pigs, eventually goats, bout one acre will be a garden (we are already successful on a half acre garden). With the livestock I should only have to maintain bout half the land… key word… HOPEFULLY lol

    My buddy I was in the Corps with was a Police Officer out in DFW and quit because of all the politics and people. And I’m not about to sacrifice my life for idiots anymore, no offense to anyone, but being alive and present for my family is more important than that. Luckily, after this year I’ll be completely remote with my company from the West Coast.

    my only concern is getting this AC fixed! Lol, part is on order but still. It’s making moving in-in this heat not that enjoyable lol. Oh well.

    I would say quote multiple and check twice, or get an agent/broker agency to do the leg work.
    Insurance has gone up in the last 12 months and projected to continue to climb for another 24 months or so before slowing down.
    Best would be to shop every year around renewal, I know it is a PITA, but if you want to save money, I think that "some time" dedicated to it would benefit it.

    I’m with @iantung on quoting around. My insurance randomly doubled on me earlier in the year and I went out and got 6 or so quotes. They varied by thousands over a 6 month term, so don’t be afraid to shop around.

    I mean, gone are the days of loyalty, it means nothing these days, at least not for insurance.
    Just be careful for names you have not heard of, some might be cutting corners, while others just don't spend on ads so you may not have heard of them.

    Agreed. Companies used to fight to keep you, now they couldn’t care less. I was with my last company for 8 years and they doubled my rate overnight. Called them up and got a verbal shoulder shrug. Told them I was done, and they didn’t care. It’s a shame really, because I’m a loyal consumer and would have stuck with them had they worked with me.

    I ended up going with Farm Bureau…. I was with USAA for the last 13 years and thought I was getting the best rate due to them being “Veteran” and “Military” friendly.

    My auto insurance in CA was roughly $220/month just for my tundra. When I was doing my vehicle inspection to get it registered out here and called them up to change the location my monthly jumped $500!!!

    Needless to say after switching my monthly only went up $50. And with my home owners insurance being bundled I’m maybe spending $100 more a month….
