    You got more of a chance getting cancer using a cellphone or a cordless phone. I worked cellular back in the 90s when we ran high power RF and that was around 5 watts urban to 40 watts rural.

    What's the going rate for lease? Guessing $1,000 and more a month.

    But isn’t there a “penalty” with Medicare ? Something like $110 or $220 a month depending on the amount of income you receive and a rolling 3 year period until it falls off.

    Just remember a family member with minerals - had a windfall from finding some oil and gas interest in late husbands name - sold them off and then found their SS payments reduced.

    Would not have been as big of a deal - but they have away the $$ they received and failed to account for the additional loss of their day to day - so had to cut back for 3 years and dip into savings.

    Tbinking the penalties came in at 50-120k range and then 120-500k range - I know there’s more at half million - but at that point do you really “need” socialized medicine for all but catastrophic expenses ?

    At full retirement age, there is no limit to what you can earn and still receive social security payments. Prior to reaching full retirement age, if you earn more than $19,560 per year, you give up $1.00 for every $2.00 you earn over the limit. You also need to be mindful of the increases in your medicare premiums that can result from modified adjusted gross income over certain thresholds. The calculation for the latter goes back 3 years to determine current year premiums.

    I have some friends that have both a cell tower and radio tower on their property. They love it. If you are young, take that money and invest it. Compound interest over a long time will turn that into a boat load of money or retirement.

    Several years ago we took on a cell tower lease after the company approached us

    They wanted the small slice of land on the opposite side of the highway which we didn't use for anything

    We signed a 99 year lease with monthly payments that go to the trust holding the land

    We've had no issues but that's because they specifically wanted the site on the opposite side of the highway from where we ever go...the land is flat and very close to the road

    I haven’t paid into SS in over 20 years, so my benefit will be cut in half even though I made all my quarters. Glad I never expected SS to be around when I turn 62 years old. Those figures aren’t even in my retirement calculations. If I get something…sweet. If I don’t…oh well.

    I feel you Adam and was in the same boat as you back in 2001. I didn’t feel like retirement was ever going to happen, and wanted something better.

    The search was on and within a year I found the company I am still employed with today (so is my wife). With the benefits package we get, an employee can retire at the rule of 80. 50 years old/30 years of service. Now get this, I could (and did) buy service credit years to maximize my retirement. Overall I purchased 9.5 years. It wasn’t cheap, but I put aside for it so when everyone else was buying new trucks with bonuses (or the like), I was using that money to buy service credit. Next July I will have 30 years of service but only 48 years old. I plan to go in late 2024 after July and my birthday in September I will be 50.

    If you’re in an oilfield area where a pipeline may cross your property then keep in mind the ROW (right of way) for space around your cell tower will be 150’ in all directions. What I’m getting at is that if there’s prime real estate for oil and gas leases this cell tower could be an obstruction to getting ROW because most oil and gas companies will stand off of that area by a couple 100’

    I’d do it for a rec property and would have no concerns. I’d ask if you get get internet access as part of the deal and then could use that to put up some video cameras or monitoring if that would be helpful on your property. I’ve done a few tower deals with small companies but around here the physical space isn’t worth much, typically ended up being a straight trade for internet access.

    Sounds like it may be the same operator whose reached out to me. Usually terms are shorter (20-30 years) with the tower operators. This one seeming loves doing 90-100 year leases (usually 5-10 initial term and like 16 “extensions” of 5 years at a nominal raise in rate).

    A lot of what I’ve read is don’t sign the long term - but realistically no one’s building these things and wanting to move them after 5-10 years - at least if they can help it. At the same time 30 years is a long time and technology might look very different 10 years from now. Hell 30 years ago you didn’t see cell towers everywhere - you saw microwave towers for communication and radio towers for stations broadcasting. That’s changed now.

    I’m good with longer term - allows them to lock up a location and know it’s available when future tech changes - but requires them to reach an agreement with me when they want to change what’s on the tower. Likewise - I’ve asked for co location payment - if they put more than one carrier up there - I get more. Not that it takes up any more of my land or effects me in any way - but if they are making more - I should be paid more.


    As to what it pays - initial offer is $500 month - 8% hike every 5 years. It’s negotiable- realistically 850-1100 is going rate in this area. Not like there’s a lack of space to build on - but with all of it being held by a few names - doesn’t take much to be lowest and still have good negotiation leverage. If my neighbor is signed at 1100 - and I come in at 850 with co lo charge at 1100 - I’m the better deal - 250 a month savings adds up - but if they sign another carrier (likely the one on his ground when his 5 year term is up next year) - they can sign them away at a lower cost to make up for the cost of moving and I can make equal to what he made.

    I plan on making mine long term - asking for higher renewal rate hikes and the co location payment - versus asking for a stupid up front lease payment and making it too pricey and sending them somewhere else. It’s a competition to sell and they only need 1. Amazed at how many “experts” there are who will negotiate this for a percentage of revenue - interestingly none of these “experts” want anything to do with you until you have an operator already lined up for them. Finding the operator is the hard part.

    I did some contract work after I retired and still had to pay Social Security and Medicare tax, I'm already getting max SS and paying max for part B so it didn't matter.

    Do it, especially if it's on large property and make that extra bread. Unless you're climbing the tower and sleeping in front of the dish and spending your day in front of the dish the amount of radiation is super low. Your screen or phone or wood stove or the biggest worstest one sitting standing in the sun. Gives out way more radiation and the sun is on the higher spectrum of harmful.

    My dad's property is only 8 acres and he's got a proposal from an energy company to place high line structures on the very edge of it (furthest from the house). The initial offer sounded good until I got a buddy I went to school with who is now a lawyer look at it. Now the offer is double what it was and rising.... point is, lawyer up and let them haggle for you :thumbsup:

    Read through most of this.... what I'm seeing:

    1. Negotiate to the location 1/4 mile away (decreases exposure (if any) and doesn't look as bad (your neighbor will thank you))
    2. Make sure you know what path they're going to take for an access road, make sure you have to approve it
    3. Get a lawyer to read over and help you write everything up
    4. Maybe try and put a backdoor in that helps you get out of the lease in the event they because a-holes etc

    5. seems potentially like a pretty good deal, passive income that you only have to look at a couple days a year
