We just bought a new(to us) house and termites are a big problem in TN. The home inspector recommended we have it protected against termites. He said he didn't recommend the bait traps as he thinks they could ultimately attract more. Sentricon claims this isn't true but of course they have to say that.

My options are the Sentricon traps or liquid. The liquid is about 3x the cost, and doesn't last as long.

    What does everyone recommend?

Termites are terrifying. Thankfully, not a real issue up here in Wyoming. I'm just watching to see where this all goes. Might even learn something.

I have heard some things about "greener" solutions like citrus oils and stuff. My termite guy said it doesnt work that well once you have termites but it is pretty decent at prevention since its surface treatment and localized. Might want to look into that, especially if you have kids or pets or something. No idea how long it lasts or anything.

I would use the chemical barrier (Termidor). When I had my house done it was cheaper than the bait stations. I would call around and check prices. I used a local One-Stop guy who had been doing it for years. The big two were much more expensive.

My perspective is; the bait stations are people dependent. You have to have constant monitoring and the people doing the monitoring must be diligent each time they come out. With the chemical barrier it has to be done right when installed. As long as that happens it really requires no additional follow up. The guy I used comes every year just to make sure I don’t have any problems and he said if I ever do he will retreat for free.

I also had a termidor type barrier application done in Indiana once. They pumped it all around the foundation and said it will last 10 years or they will retreat. I believe it was around $1000 if I'm remembering correctly, for a 1600 sqft ranch house with lots of garage space/charged by linear foot of application. One of the garage walls had some early evidence of active colony nearby and all activity has since disappeared, nothing came back. Haven't seen them at the neighbors houses either so maybe it killed the colony off.

I used to do pest control for my school district back in 2000, we would use Termidor as well for the portable buildings, would also use for clients that I would do pest control on the side

Just had Termidor put down to treat a small infestation. I think it came with a 15 year warranty if I let them do annual inspections.

Local pest company strongly urged against using baits.

I had termites in both my previous houses and saw evidence in the landscape after moving to my current house. They used liquid in the first and bait stations in the second and both seemed to work. I preemptively had Sentricon installed and it's monitored bi annually in my current home of 13 years and so far, knock on wood (see what I did there?), no infestation evidence.

Do you guys recommend using one of the nationwide companies like Orkin/Terminix? Seems I've got a lot of options to choose from locally.

I got quotes from only local guys, based on personal recommendations. I can’t speak to the nationwide companies.

Or maybe you can purchase on do on your own?
    https://www.domyown.com/termidor-sc-p-184.html

When I did for clients I dug a trench around the perimeter of the house, usually 6" deep and wide and gave a good soaking, if it's in areas where you have to drill into concrete, I have a HD hammer drill and would drill where termites were located

Orkin and Terminix were double the cost of the local guy. A guy at work did his own crawlspace home. He said it was not terrible to do. You can buy the chemical yourself (Termidor SC or a generic like Taurus SC). I did not want to screw with it so I had the local guy do it. I do treat wood fences myself and a small out building.

I hate to go off topic or hijack the thread but, does anybody have a decent homemade or store bought solution to get rid of ants? They’re not the little sugar ants and they’re not the big carpenter ants they’re medium-size black ants and I just can’t seem to get rid of the little buggers, there not in the house but are crawling all over the outside cinder block walls on my detached garage, any advice would be greatly appreciated

You can effectively apply Termidor, but if they are not in your home or otherwise a nuisance I would probably leave them alone. Jmo.
