    Heard back. There are 2 houses and 2 buyers, me and another couple. One way or another, one is ours and one is theirs. Waiting on them to decide which one they want, because they got there first. Let’s hope they pick the less expensive one with the 2 car garage and I get to buy the more expensive one with the 3 car garage....cause let’s be honest, I’m tired of parking in the driveway and a Durango and a Tundra won’t fit in a 2 car. From what the agent said they were a retired couple leaning towards the lesser of the 2. Fingers crossed!!!!

    It would be a LOOOONG commute to Boise from there... used to take about 12 hours when I was a kid.

    I do know of a place up north of there with 21 acres, a creek through the middle of it, and a second home site that you can see the mountains of Canada from on a clear day.

    I don't know, it seems like that ship has sailed when I visited late last summer. Property there seemed a lot more expensive than it was worth, the ski resort had a bunch of McMansions being built, and it had a "how did this place become so touristy" vibe to it.

    Kind of reminds me of Tahoe a few years ago, which was tolerable at the time but has since been absolutely plagued year-round by tourists from the San Fran bay area:

    Quiet shoulder season when the locals get their town back? Guess what, the word got out, and now there might be 3-4 days of shoulder season somewhere between summer and winter because of a shitty rain storm, but otherwise it's year round annoying entitled tourists, traffic problems, and standing in line everywhere you go.

    Secret places to hike or ski or bike? Secret hot springs? Secret camping spots? Nope. Instagram ruined everything. You can't do anything without having a bunch of #vanlife people gumming up the works.

    Affordable housing? As has been mentioned elsewhere in this thread, why suffer the city life and a high COVID concentration when you can work your Google job from home, sell your $1.3m apartment, pay 10% over asking and have your choice of house in the mountains.

    Grumpy locals? In the last few years, every time I get together with any other Tahoe local, the first thing we talk about is how awful the tourists have become, how their sense of entitlement is surreal, how it could be that their utter disrespect for nature and locals has grown so much, and more often than not, it might be time to move away before it gets any worse.

    I feel like Banff and Sandpoint have both been going that way for WAY longer than 10 years. I grew up just north of Sandpoint - the influx of Hollywood stars and McMansions had already started in the early 90’s. And even then, when we visited Banff several times, it felt way more that way already.

    It’ll always be “home” for me, but it’s a far cry from what I remember growing up.

    Well...we got the house we wanted! Got the 3 car garage home w/ 3 bedrooms and a Den / Office. They spec’d laminate floor throughout the house everywhere except bathrooms/ laundry (tile) and bedrooms (carpet) which will work perfect with having dogs, our cat, and future kiddo! Couldn’t be more stoked!!!!! They still haven’t set final price so haven’t signed contract yet but got verbal / text that it’s ours, wohooo!!!!!!!!!!!

    South Fl market is crazy at the moment too. A lot of good info in this thread so I’ll just echo one thing.

    you mentioned you had a new realtor who’s your friend. It wouldn’t be a crazy idea to enlist in the help of another realtor in your situation. Especially one more seasoned, sometimes they may know of something coming to market before anyone else and that’s all you need

    For sure, he’s new but is working hand in hand with a seasoned realtor that has been doing it in the Treasure Valley area for years. Had my buddy not gotten his license in time, I would have been using that realtor anyways, so all good

    Great question, Hayden Homes. We will be in the “Preserve at Springbrook” in Nampa in the Pacific floor plan. My buddy / realtor and his realtor and some additional friends all bought Hayden in a new development in Meridian several months back and the build quality seems to be good, so I went with Hayden in confidence. Looking forward to the home. Anyone moving to the area looking for a home....I’ve got a realtor for ya!

    Our last home was a Hayden home. Had it for a little over two years with next to 0 issues. Sold it without a problem before the craziness you are going through had started. Congrats!

    That's awesome! Congrats on the home. Be sure to keep us posted with pics and such.

    I wish we had options for builders like that out in the rural areas of Wyoming. There are construction companies, but it's the good enough mentality that scares me. Seems like most just want to slap stuff together enough to get their checks and blow them at the bar. Freaks me out because I can't afford to build more than once, and I don't want my home to fall apart in 10 years. I'd just get another doublewide if that were the case....
