Thinking of Buying acres of land.

    Just getting started
    Land is always tough because there are so many factors. On both sides we have old farms and let's leave at that, LITS if acreage. But before moving back home the military moved us around and here are a couple thoughts.

    Loan or purchase outright?


    On the grid or off?
    City water or well?
    Trash pickup or dump runs?
    Self powered or power bill?
    Internet??? Not everyone has FiOS or cable ...ask me how I know

    How secluded do you want to be?
    I hope no one can see me from that window?
    Pee in the front yard?
    Run naked in the front yard and the radio up?
    Shoot guns and no one will ever care?

    Next consideration:
    Food supply: grocery store or self sustaining. If grocery store how far are you willing to travel weekly or bi monthly?

    You mentioned retirement:
    How far to a doctor? How far to the hospital and pharmacy?

    If you live out there alone who checks on you?
    What challenges does having land pose as you get older and less capacity?(simple fix it's, cutting grass etc)

    How do you plan on transferring the land later (when you pass). If you have more than one kid it gets tricky quick...trust me

    These may seem like difficult questions but I watched my grandfather age and pass away here. I watched my stepdad pass away from his farm and I moved home to assist my Dad as he is deteriorating in capacity. These are real thoughts and considerations. Plenty more to think about but this is a start no matter where you are. For what it's worth I'd like to die right here too, but having a plan in place is as important as making the decision.

    ^^^ ALL good points. REAL good. Some folks find they're not cut out for country living, where you're your own utility company, grocer, etc.

    Veey old thread, but i wanted to ask when purchasing land, is it like buying a home?

    do i need property insurance on my land? I plan on buying with cash, is there any cons to be aware of?

    Wherever you buy a nice piece of paradise.....make sure the land title is free and clear. Check local county seat land records. Make sure taxes have been paid up to date.

    Not necessarily, but depending where it is might make a difference. Obviously with land there’s not really anything to replace (in most cases) but having liability insurance, in case someone was injured on your land , gives some peace of mind.

    This day and age, folks will try to get money anyway they can.:mad:

    If you have home owners insurance on another house look at extending to a secondary “home”. That way liability and theft will be covered. I did that for my land and put a barn on it. Added $100 to my insurance for the year.

    Not sure where you are at but check the tax code. Make sure the state doesn’t try to change the tax designation. Like switching it to vacant land from AG. Depending on where you are at that can $1000s each year

    I bought some land and contacted my homeowners insurance agent about offering vacant land insurance and he said it was covered under my homeowners insurance.

    You could ask about that if you’re buying/looking to buy.

    I think covid has made people realise they want to be away from cities/suburbs.

    Land in my area was 3-5k an acre a few years ago….now you have people from the suburbs moving further out spending 15k an acre for undeveloped land.

    We bought property and moved to Oregon almost 4 years ago. Before that we were taking every vacation up here for about 15 years and researching property to buy for about the last 5 years before we moved. In Arizona, I had bought property and built homes 8 times, most on development lots, but several on rural acreage. A big difference from AZ., I learned about is here in Oregon some attractive rural properties can not be developed with a residence for full time occupation. You can build a cabin and utilize it as a hunting camp or for camping but not live there year round. Just saying, do thorough research and be careful.

    Weather data: highs, lows, annual rainfall
    Population demographics, rate of growth
    Flood data, actual dates and levels
    Fema flood plain designated maps
    Property tax lot descriptions with names of the owners and tax values
    Topographic maps, with public and private land ownership overlays; federal BLM, forest service, state, county, timber companies, etc
    Lots more
