Absolutely not. That repair is nowhere near Acceptable, and now they’ll have twice the work removing that failed attempt to fix it the proper way. Third party inspector would be your very best friend right now sir.
They’ll be impartial and their findings hold up in court.

I've been in construction for over 20yrs, You Are Getting Fuckt on the quality of the build. It does not matter if it's a custom or kit build home.
You need to do something, lawyer up and/or higher some dam body to keep an eye on them. Because at the end of the day you have to live in your Home.

It's your Home you are the Boss.

If it were me, I’d call whoever you are dealing with and tell them to stop all work until this issue is resolved - meaning you get a 3rd party inspector and determine the path forward. If they refuse talk to a lawyer.

Completely unacceptable. No, you are not overreacting. Just think if they will cut corners on things you can clearly see, imagine the things you can’t. Sorry you’re having to deal with this man.

You are definitely not over reacting. Ive been in custom home building for 5 years and that wall would not have been built until the foundation was resolved. Mistakes happen even on very high end builds but its just about solving them quickly and properly. Whomever youre communicating with isnt exactly inspiring confidence in the company. Thats not to say the rest of the home wont be built well, i just think they didnt go about that the right way at all obviously. Either take that wall off and level up that slab with proper bonding agents and rebar, or fir the wall down with an extra plate, like has been mentioned. I dont know how it works with this contractor but if you do see the carpenters or labourers just remember this is managements fault! Good luck, keep us posted

You are better than me. I would raise cane until it was completed correctly or they would be fired and sued and I'd hire someone new to start over.

Go with a local custom builder. And build on your own lot.
I’m learning the hard way that large companies and tract housing are not the way to go if you want a quality product.

    Heres where were at now.

As long as I get in writing an engineer signed off on this then I will feel better about it. Even though I think it should have been handled better. At least I will have something to show for when later on down the road we have issues with it cracking or the wall shifting.

We have an inspector scheduled to come do an inspection before Sheetrock is put up. I will make sure he sees pictures of how it was fixed and hopefully he will have a way to check to see if dowels were even used. I have my doubts.

My brother, in a previous life worked for a "spec" home builder and so did my cousin.

I wouldn't buy a home from those builders they worked for because Ive seen the work up close and personal like.
I'm an I.T. guy and I think some things don't look right, i bet they are not right... just sayin.

What is your warranty? 1 (one) year? Company my brother/cousin worked for offered a 1 year home warranty.
    After that, screwed...

Are there any custom "stick built" builders out there any more?

Seems like there are some major issues going on here, if im wrong, I apologize for "chimen in".

Good luck I wish you well...I know how stressful this can be, just cause my family members worked in that industry.

I would never close on this house! This house will shift and walls will crack. The walls are not even anchored down! One Round Rock Texas wind and its going to be in your neighbors yard.
My son owns AllStar Realty Inspections in Round Rock. 512- 937- 7507. Talk to Chris. This house is a disaster. This looks like a Jenga game.

You could do a lot of it yourself. If you can read a tape, know some math, and know how to use a skillsaw that s half of it

I understand Chris contacted you this morning. Hope you can get everything corrected.
I wish I had gotten to this thread when you started in. I know exactly where the neighborhood is in Round Rock. That Superintendent was not watching this build. Even from the pictures and attempts to correct it are not to Code.

You really need an Engineer to look at the “skeleton” of the house. The Framing. We used Mark Arnold PE when we had a water line float to the top when a slab was poured in a house we had built in Paloma Lake.
I highly recommend him. His number is 512-345-6620. Super nice guy and will be very honest with you. At least you can send your photos and the Inspection Report from ALLStarr. Tell him Robert referred you. I have sent him many referrals for his expertise.

I know getting a new house is very exciting. But seriously, this house is going be problematic from the day you sign for 30 years. Look at all the places bugs are going to get in - mice for example.

Bump for updates! Im really sorry for what you are going through. This has caused me to learn about home construction on a more detailed level. The issues you have found are painfully obvious, hopefully there is nothing more.

Consolidated Reinforcement here in Texas came out and inspected the repair and gave me a signed letter from their president stating it was done to their specifications.
Now I’m trying to get the same type of documentation from whoever engineered the frame of the house.

Won’t be closing until late September/October.
    So far, still with it.
Have paperwork on the concrete repair. In the process of getting paperwork for everything in that area of the house and an extended warranty.

Yeah that’s what makes it really tough to just walk away. It’s our first house too.
But I have a lot of documentation to use should any problems arise from what was done.

I know the excitement with your first new house. Even your second and third is exciting. That’s why I see lots of frustration and issues coming up in your future. I know from experience, the day it goes out of warranty they will not even know you exist. So watch it like a hawk for the first year. Even keep AllStar Realty Inspections in mind if cracks start appearing so he can help you document things and go back to the builder.

    Don't walk, RUN.

Get away from this house. Get away from the builder. Do not look back.

This is some amateur level quality. These guys are either apprentice level, migrant labor, or drunk/on meth during the framing. I would be beaten with the claw of my hammer if I framed those walls in with obvious problems on dimensions. You stop the damn work and get it straightened out, PERIOD.

These people do not care about anything but the schedule. They frame like a-holes, they do concrete like morons, and have zero pride in their work. This will be cascade of issues down the line. Drywall will likely crack anyway in new homes since its thrown up in bad weather, often wet, patched to hell and beyond, and adhered by ray charles. The foundation issues will cause those issues to multiply ten fold. I'm sure once we see the other trades there will be additional shortcuts, structure weakening alterations, and shoddy work.

Get out now before it's too late.
