    Landscaping, landscaping, landscaping here. Most of the yard is done so I've decided to start tackling the backyard. There was a weird slope behind the fireplace so I built a little retaining wall to keep the water from flowing towards that side of the house and put a place to sit on it. That sectioned off a little garden area where I'm hoping to put some native flowering bushes and some ground cover. Put some brick walking pads in from 100+ year old brick I have laying around. I also built a little bench out of a piece of cedar (need to seal it) and some more of those bricks.     I fired up the chainsaw and cut 6-8’ more turnaround room behind my alley driveway this afternoon. Also thinned our a lot of smaller deadfall. Been wanting to do this for three years! So stoked to try backing into the drive way now. :headbang:

    I'm joining the stay at home and get things done club. Over the winter we got a shed and now that it's mowing season it's time for a ramp. Luckily I was able to put one together on Saturday.

    Had a break in the rain and was able to apply a second coat to the top of the lid for the sandbox. Need to touch of the top rail of the box. Also need the ground to dry so i can level the spot for the box.

    Need some opinions from our contractors and other experts on here. We are in the middle of selling our house and the inspector made these comments.

    I then went out to inspect for myself. I cannot see any noticeable sagging. The only thing I can see is the upper right corner it looks like the 2x10 is a little curved which should just be cosmetic I would think. I sent pictures to 2 contractors and neither thought it was an issue but didn't want to mess with coming out right now. It's an all brick home built in 2004 and the first guy I spoke to said it was unlikely they could have used an inadequate header in 2004.

    Thoughts?

    Unfortunately, I see headers on garage doors that sag a lot of time. Often the framers use conventional lumber like 2x10 or 2x12 pine lumber instead of an engineered LVL or glue-lam beam. Is the inside of your garage header exposed or covered with Sheetrock?

    I would get a bright colored string line and run it on the exterior upper corners of your garage door frame. Install two long screws or nails in the top upper corners. This will allow you to run the string line from side to side and get it very tight. This will show you if you have any deflection in the header. If your header has an inch of deflection then I could see the inspectors concern. Take some photos of the garage door header and make sure you measure how much the center is the garage door headers is below the center of the string line. I hope this helps.

    thanks. I'll give that a shot. Assuming there is some sagging, how much would it concern you? I'm wondering if we should just offer the buyers some cash to make them happy as it seems unlikely that I'll get anyone out here to fix this. The 1st contractor said he didn't even have the equipment to fix it and recommended a siding specialist which I thought was odd. I'm assuming replacing the header would not be cheap at all.

    The best way to know how it’s framed and what they used is to open the interior wall to see the framing. The Sheetrock can be removed and additional support can potentially be added but it can become a domino affect. You may need to remove the garage door track and overhead rails, remove and replace the Sheetrock, add additional framing, and then have to repair the brick.

    You can also challenge to the inspector and ask how he determined the header was not sufficient. A mason can repair the mortar between the bricks pretty easily.
