    I am purchasing a house in a couple weeks with a 3 car garage (750sqft) and I want to coat the garage floor. I plan to clean and etch the floor with muriatic acid first but I would like to get opinions on which kit to go with. I see great reviews on the Rustoleum Garage Shield and the Kilz brands as well as ColoredEpoxy brands. What are your recommendations? And go!

    I used the rustoleum and it's handled good, not great like from a professional service. It's wearing down on the spots where the car tires sit while in the garage. As you move the tires left right to get in out of garage, it wears that part down. It's still there, but slowly rubbing away.

    Did you use the Rustoleum GarageShield Professional or just the water based version? I ask because I'm told I should invest in the Professional for that very reason. It's $199 for 2gal and covers 400sqft so I will have to double up. Still better than the $3k I was quoted by installers.

    I believe that is the one I got. It's been 6 years that I did it. The price does sound familiar as I had to buy 2 sets. Was lucky that I didn't have to acid wash because the garage was brand new.

    Ask and you shall receive. Here is the after and before of my garage.

    Here is what I used:

    For $700 in labor, it took 3 guys 5 days to wash, acid etch, 2 coats of epoxy paint and 1 coat of epoxy clear. Damn it turned out nice. Well worth the money. The first pic was with my fire pit in there to keep it above 50 degrees so the top coat would cure overnight. Worked well. Thoughts?

    I used the home depot product as well about 10 years ago and it held up well. I haven't had any fading or rubbing/wearing off.

    The Rust-o-leum professional series is 100% solids, which is what you want, not water based. I did my garage 5 years ago and it still looks like the day I did it. Hasn’t worn or chipped in any locations. Proper prep and etching is crucial. 3D4A5BDF-DBAE-4A4E-B373-52CBB835B390.jpg

    If I were ever to do it, I would go with one that is used in an industrial plant. I worked at one that made mouthwash that is probably in a lot of your bathrooms and we put in those floors in the making area. Some spots got 400lb carts dropped on constantly, forktruck traffic and what not. They stood up. I think it was about $9/sq ft. Totally worth it. We would take 200 degree water and spray them down and would look like new.

    Surface Systems of Texas tell them Ken sent you. They use Sherwin Williams products two part epoxy paint with about 150 pounds of their own flake. Or could be done in solid color?? Or you can do it yourself. I did one garage myself and I could not do the second so I called above.

    580EA1A9-6806-4F84-A099-9AAC012823DA.jpg Holds up to Acid, trans fluid, gas, I don’t know anything that will damage it other than a chisel. Once in awhile wipe it down with water and just wipe up spills with a paper towel. Do not know why it went in there sideways?? The other I did was bright red!!! The family that bought that house loved it?!!:) These guys are great. They come in and diamond grind the floor and use a special crack sealant and in and out in two days. First day paint second day acrylic top coat.

    consider doing a moister test before your decision to do the floor.

    tape down some plastic in a few places for 24 hours.

    if you get any condensation under the plastic. it's not advisable to install any type of coating.

    Not necessarily hot tires, but yes I have some areas that are peeling/wearing off from the tires turning in the garage while not moving; you know while wiggling your way in and around the other cars.

    Update: Even though I added extra sand to the top coat for surface grip, I stepped out of my truck with wet shoes after a rain and found myself on my ass wondering WTH happened! The top coat of clear epoxy looks great but is slicker 'n dog snot on ice when it gets wet.

    I know you've already completed your project but for others looking to do this I also recommend a non-water based epoxy. I haven't shopped around in a few years but epoxy-coat used to be the cheapest ~100% solid epoxy kit out there. Some Lowes used to/might still carry it. It is a highly recommended brand on garage forums and I did a 50 x 50 garage with it and my old town home about 8 years ago. Much better than the water based stuff which is what you usually find at a big box store.

    From what I understand, using acid is to etch the concrete, give it an anchor profile on which the coating will adhere. For this reason pros use a shotblaster even on new floors. I did a couple of tnemec polyeurathane ones and they turned out really slick. Really, aircraft hanger slick. Textured finishes make a nonslip, but keeps dirt better.
    Wildest thing I have seen is a guy that tiled his whole garage--with large format tile.
