More Sump Woes

    I never got a chance to fully address drainage for my sump as mentioned in a thread earlier this year. So now I've disconnected my sump discharge hose for the winter due to it freezing up. However, now my discharge outlet is dumping a few gallonsnor more of water per day right next to the house.The Woman noticed this today, along the basement wall near the sump outlet.

    Obviously I need to direct the water flow farther away from my foundation. My neighbour's house is about 15ft from my outlet. Ideally I would direct the water farther out and down the lawn where my hose goes in summer. The problem I'm worried about is freezing, temps drop to -40C here at times. I'm thinking of using some downspout material and running it out down the yard. Ground is currently frozen under snow, so new digging isn't possible.

    Suggestions?

    If you could dig a French drain it would be one of your better options.

    If you press with your plan, running some heat tape and insulating the drain would help a bit. Google heat tape for pipes. There are quite a few options and styles.

    Do you have city sewer? I know it's not allowed, but if there was no choice, I'd chance it to save my foundation.

    A french drain is my primary plan, but wasn't able to get to it before the temps dropped and the snow flew. It'll have to be a spring time project now. I ended up grabbing some 2" PVC pipe and running it out away from the house. Hopefully the straight run and larger diameter will prevent freeze up. I'll have to check it daily though.

    Well, good thing i checked the sump out. Looks like the pump failed. Now to figure out how to swap a pump out under freezing water.

    Doesn't seem like it. The water is "freezing" cold, not actually ice. It's cold enough my hand and arm are numb after sticking them down there though...

    I'd say get that water out of there first. Bucket, shop vac, anything. Then work on the pump.

    There was way too much water in there I sucked. 20 gallons out with my shop vac and the level didn't drop at all. Ended up cutting the pipe and installing a coupler above the water line and then running the vertical pipe down to the new pump. The new pump was running constantly for about 3 hours getting all that water out. It's all back to normal now.

    Next I get to replace a wax seal on one of my toilets that we noticed was leaking...

    Yeah, the new pump is working and everything is back to normal. I picked up a sump alarm as well so an alarm will sound and I'll get a notification on my phone next time the water gets too high. Definitely need to install a second pump though just to cover my bases, so I'll deal with that in spring.

    The leaking toilet wasn't the toilet at all. It was the vent line that runs up the inside of the wall out to the roof I think. No attic access to it and no way to trace it back without tearing walls apart. Most likely condensation but yet another thing to figure out in spring. Got cloths packed around where the water was dripping out so that's controlled now.

    Awesome you have the new pump in and all is well! Good call on the alarm. Our septic has one.

    I’m sure this doesn’t pertain to ya, but I had a vent pipe that ran through an exterior wall and drained outside from my tankless hot water heater. It froze up from cold temperatures, which clogged the pipe, and then forced the water out of a seep hole on the tankless heater. I had water on an inside wall, and all over the floor under the tankless unit.
    I ended up insulating the vent pipe and then projecting it from the wind, which stopped the line from clogging and freezing.

    We have a tankless heater as well, but this pipe doesn't connect to it. It conects into the drain line from my kitchen sink. It's a 3" pipe too. I'm going to have to climb up on the roof in spring and see where it exits the house. Due to our yard shape and the height of the house, I can't see anything from ground level.

    Not really. I can't get to the point in the attic where the pipe comes up. Other than opening up a wall, there's not much to be done. The only tie in visible is the vent into the drain line. This house is only 6 years old as well, and based on what I know of the previous owners they weren't really the mod/diy types.

    My brother is a plumber and he said that since it only started dripping when the weather got cold is that it's most likely condensation or snow getting in from where the vent exits out on the roof. When he comes up to visit in spring, he'll have a look and might be able to scope it with a camera or something.

    Every time I've seen a leak (granted not many) it was the boot around the vent on the roof.

    Yeah a 6 year old house should be up to code. Water issues definitely can be tough to figure out or address.

    I personally don't come across that type of construction in my area. Not a lot of basements.
