Need new roof over deck

    So, I need a new roof for over my deck....

    I don't want to be hosed by some jackass trying to take advantage of me. So, if you have any knowledge in this area any guidance would be appreciated.

    These are the only pics I can get because I don't have a ladder....(so it's the ceiling of my deck). I know all of this will need to be replaced.... And I'm afraid to see the actual roof.

    Oh and if you live in the DFW area and know a good roofer who won't screw me over or rape me in cost, please post their info.

    It’s very hard to determine the issue of this without seeing the roof or deck space above this. I’m trying to determine if this is a membrane roof or a flat roof. The pictures you shared are 1”x2” pine over either a 1/4” or 1/2” osb sheathing. My first suggestion is to remove a section of the 1”x2” and the osb soffit. Then you will be able to see if you have a leak coming from above and where. You can then see the sub deck sheathing that is below your roof or decking. This will need to be done either way, so might as well determine what’s the cause and area of failure first. Make sense?

    They both need the be fixed. I found pics of my roof from my inspection from when I bought the house. The roof is flat, slanted a little, of course, for drainage.

    Yes, sir. To a point lol. I just posted pics from my inspection from when I bought the house. The roof leaks when it rains...I noticed it leaking last rain.

    That’s a modified bitumen roof. It’s very cost affective to get done. It’s often done on low pitched roofs & commercial roofs. The photos you shared showing flashing failure details. Water is going to come back into the soffit since the flashing and roof have some issues at the moment. I would call three roofers who deal with modified bitumen roofs and ask them to give you a quote for a new roof and fixing the flashing details. Ask them if they will remove the existing roof or if they are installing a new roof over the existing.

    With it being flat you are going to have to use bitumen or tpo. Bitumin is cheaper than tpo. Don't let anyone try to sell you roll roofing. Bitumen is similar in size, but is made for long term flat roof applications. Costs about 50% more installed than shingles installed. You are going to have decking rot most likely looking at the ceiling.

    Edit: I would not roof over.

    Not sure what the market is like in funky town, where you are but expect $325-$350 /100 sq ft including tear off and new drip edge for bitumen roof. Not including woodwork.

    TPO is more.

    If you have a good roofer in the area, get a quote on torch down bitumen. Not too many do it because of insurance costs, but it is preferable to peel and stick that most roofers use now. But peel and stick works good.

    Torch down is the application method. Most roofers use peel and stick. It is self-adhesive. As opposed to using a gas torch to apply a different type of bitumen.

    Insurance costs refer to the roofers liability insurance. Torch down insurance costs a lot more so not a whole bunch of roofers still do it.

    My grandfather owns the majority of my house and he carries the insurance on it. He doesn't want to go through the insurance:notsure: what the old man says goes. I'm only a partial owner. I would go through insurance but....

    Basically 10' wide sheets of flexible pvc material that are "welded" together. What you use on a dead flat roof that will hold water for longer than normal.
