    It's nice. The valley is red for the most part. Alamosa is a university town, so there is that situation. My Ft Garland property in located in the Sangre De Cristo Ranches. 55,000 acres. You can get a well permit for household use only. No irrigation allowed other than for a garden and such. Wells are pricey depending on depth of course. Most folks living off grid can't afford a well. Even if you can afford it, there's up to a 2 year wait list. It will get worse. People were buying water in Ft Garland and Blanca. Both towns announced that water sales are no longer happening. No notice. People are freaking out. You are basically being forced to drill a well. All hell is breaking loose to say the least. A panick actually. I don't need a well since I only use my land for recreational things, like drinking beer. Ha. There's a county commissioner meeting Tuesday. That will be quite interesting indeed.

    Water is an issue in some places here. Punching 1000' wells are not cheap.

    My neighbors well at 180. Hit water at 110. Some wells higher up are over 700ft. $40k ish.

    Costilla County is the poorest in the state.The commissioner and board are pretty much related or life long buddies. The county is mismanaged. Much of it is cheap empty developments on flat windy land with no water or electricity. Great views are only worth so much. Year round off grid requires due diligence. Over a dozen various permits. Then...septic. minimum $11K. Foundation for the required 600 sq ft minimum is $20K easy. Home and contractor ?????. Well....$$$$. Complete solar setup....12K+. Access costs. This is all fine if you are retired and have the bucks, time and energy. Many of the off grid folks that now lost their water sources have kids. AFU'd now for them. Time to contact their local congressman it seems. In mass.

    I stopped by my Ft Garland property this morning. Nice. Part of the Forbes Ranch that was split off and "developed" back in the early 70's. Scored actually. Not empty land in the valley. Ha!

    Three people on the Ft Garland district water board made this snap decision that's affecting a bunch of folks. They use a small trailer to haul the water cubes to town. The board's excuse is they had to recently replace a $80K pump. Oh wait...paid with county taxes by the folks that need water! Ft Garland is unincorporated and under jurisdiction of the county! I'd be totally pissed. Actually I am. Is this 1850 water wars? Yep.

    Every year some towns run out of water. Beulah is one of them. I knew a guy that had to sell all his animals. He was hauling three 350 gallon totes twice a day for all his cattle/horses/house water.

    My good friends in Ft Garland are totally fed up! The husband faught in Fallujah. MARINE! 100% disability. Their 2nd construction permit expires on the 14th. They went to get it renewed. Was told it won't be renewed. Go to the next meeting to fight their case on the 19th! Earlier this week a new code was "enacted" by the County Commissioner to require a regular foundation or piling. Four years ago solid cement quasi pyramid blocks were OK. The next county code meeting is 4 days after their permit expires and was told their current permit won't be back dated and now, no more water access! I buy my eggs and preserves from them. "Steve" never used his VA loan. VA doesn't loan on off grid homes. They are using his VA loan to move to northern Idaho. Damnit!. My best friends here. Cathy said it's time to go to a red state. They spent 4 years of their life building their place up! I'm f××king pissed. Good thing they can fall back on the VA loan. Like I said, the powers that be in Costilla County are forcing good people out. Dumb f××ks.
